We are seeking a full- time, reliable, self-motivated Commercial Maintenance Technician / Building Systems Technician to support the day-to-day maintenance, inspection, and operation of our commercial property portfolio. The ideal candidate will possess strong maintenance skills, working knowledge of building systems, and the ability to identify issues before they become costly repairs.
Responsibilities
Building Maintenance & Repairs
· Respond to maintenance requests and work orders generated by Property Management.
· Perform routine inspections of buildings, grounds, and vacant suites.
· Complete general building repairs including door hardware, locks, ceiling tiles, lighting, minor plumbing, drywall, painting, and other maintenance tasks.
· Maintain vacant suites and common areas in a clean and presentable condition.
· Assist with tenant move-ins and move-outs.
Building Systems & Preventative Maintenance
· Perform routine inspections of HVAC, electrical, plumbing, roofing, and life-safety systems.
· Conduct basic HVAC troubleshooting and preventative maintenance activities.
· Identify and report deficiencies in building systems and equipment.
· Maintain preventative maintenance and inspection records.
· Assist with HVAC inventories and equipment tracking.
· Help identify maintenance and capital improvement needs.
Vendor & Property Support
· Coordinate and meet with vendors, contractors, and service providers.
· Monitor vendor work to ensure quality and completion.
· Communicate findings, recommendations, and maintenance concerns to Property Management.
· Participate in property inspections with Property Management, ownership representatives, and vendors as needed.
Emergency Response
· Participate in after-hours emergency response and on-call rotation.
· Respond to urgent building maintenance issues in a timely manner.
Other Duties
· Perform other duties as assigned.
Qualifications
· High school diploma or GED required.
· Minimum 3-4 years of commercial building maintenance, facilities maintenance, or building systems experience.
· Working knowledge of HVAC, electrical, plumbing, and general building systems required.
· Ability to troubleshoot common building system issues and determine when specialized vendors are required.
· Strong communication and customer service skills.
· Ability to work independently and prioritize tasks with minimal supervision.
· Occasional overtime and after-hours response may be required.
· Valid Texas driver’s license with acceptable driving record.
· Ability to operate hand tools, power tools, ladders, and mobile devices.
· Ability to lift up to 75 pounds and safely access rooftops and elevated work areas.
Preferred Qualifications
· Experience with commercial office, industrial, warehouse, or flex properties.
· HVAC troubleshooting experience.
· Basic knowledge of rooftop units (RTUs), split systems and exhaust fans.
· Experience coordinating contractors and service vendors.
· Familiarity with preventative maintenance programs.
· Familiarity with fire/life-safety systems and inspections.
· Experience using mobile work order or maintenance tracking systems.
