Controls Project Manager - HVAC, BAS
Position Overview
We are seeking an experienced Controls Project Manager specializing in HVAC and Building Automation Systems (BAS/BMS) to lead delivery of controls projects from design through commissioning and closeout. The successful candidate will manage project scope, schedule, budget and quality while coordinating multidisciplinary teams, subcontractors and stakeholders to deliver reliable, energy-efficient control solutions for commercial, institutional and industrial facilities.
Key Responsibilities

Lead end-to-end delivery of HVAC controls and BAS projects, including planning, design coordination, installation oversight, commissioning and closeout.

Develop and manage project schedules, budgets, resource allocation and risk registers; report status and variances to senior management and clients.

Serve as primary client contact for project communications, requirements clarification, change management and progress reporting.

Coordinate and direct controls engineers, technicians and subcontractors; review technical work, shop drawings, control sequences and programming deliverables for completeness and compliance.

Ensure systems integration and interoperability (BACnet, Modbus, Lon, Niagara/Tridium, manufacturer platforms) during design reviews and site implementation.

Oversee functional testing, startup and commissioning activities; develop and approve test procedures, witness commissioning, and ensure successful turnover and training.

Ensure compliance with project specifications, codes, standards and company safety procedures; manage quality control and address nonconformances.

Prepare and review proposals, scopes of work, RFIs, submittals and contract change orders; drive timely resolution of commercial and technical issues.

Provide technical leadership and mentoring to junior staff, and collaborate with sales, engineering and operations teams to support estimating and project pursuits.

Drive continuous improvement by capturing lessons learned, optimizing commissioning procedures and recommending design or operational improvements to improve performance and lifecycle costs.
Qualifications

Bachelors degree in Mechanical Engineering, Controls Engineering, Building Systems or related field; equivalent experience considered.

Minimum 58 years of project management experience delivering HVAC controls or BAS/BMS projects and 7+ years of hands-on controls experience preferred.

Proven experience with BAS platforms and protocols (BACnet, Modbus, Niagara/Tridium, Johnson Controls, Siemens, Honeywell or similar).

Strong project management skills including scheduling, budgeting, risk management and contract administration; PMP or equivalent certification a plus.

Demonstrated ability to read electrical and mechanical drawings, control sequences and perform design reviews.

Experience commissioning building automation systems, developing functional test procedures and conducting start-up activities.

Excellent communication, client-facing and stakeholder management skills; ability to present technical information clearly to non-technical audiences.

Familiarity with energy management strategies, demand control ventilation, VAV systems, rooftop units, chillers, pumps and related HVAC equipment.

Proficiency with project tools (MS Project, Primavera, Procore, AutoCAD/Revit basics) and Microsoft Office suite.

Valid drivers license and willingness to travel to project sites as needed; OSHA or safety training preferred.
