Duties
- Perform routine inspections and maintenance tasks across the community’s facilities, including plumbing, electrical systems, HVAC units, and structural components.
- Conduct repairs using welding techniques, electrical troubleshooting, and mechanical knowledge to resolve issues promptly.
- Read and interpret schematics, blueprints, and technical manuals to diagnose problems accurately.
- Operate tools such as ohmmeters and other diagnostic equipment to identify electrical faults or mechanical failures.
- Manage maintenance requests efficiently using Computerized Maintenance Management Systems (CMMS) to track work orders and ensure timely completion.
- Assist with residential painting projects and general facility upkeep to enhance the community’s appearance.
- Supervise or support other maintenance staff when needed, demonstrating leadership qualities and fostering teamwork.
Qualifications
- Proven experience in facilities maintenance or related fields such as manufacturing or residential building upkeep.
- Strong electrical experience with knowledge of schematics, wiring, and programmable logic controllers (PLCs).
- Skilled in welding techniques and mechanical repairs; familiarity with schematics is essential.
- Ability to read technical manuals and use diagnostic tools like ohmmeters effectively.
- Excellent communication skills in English for clear documentation and customer interactions.
- Knowledge of CMMS software for managing maintenance workflows efficiently.
- Previous supervising or leadership experience is a plus but not mandatory; a proactive attitude is key!
- Physical ability to perform manual tasks including lifting, climbing ladders, and working in various weather conditions.
