Position Summary
We are seeking an experienced and results-driven Property Manager to oversee the daily operations and financial performance of a multifamily apartment community. The ideal candidate will be a strong leader with a passion for resident satisfaction, team development, operational excellence, and asset performance. This role is responsible for ensuring the community operates efficiently while maintaining high occupancy, controlling expenses, and delivering exceptional customer service.
Key Responsibilities
- Oversee all aspects of community operations, ensuring the property is managed in accordance with company policies, procedures, and ownership objectives.
- Lead, coach, and develop on-site team members to achieve operational and financial goals.
- Manage leasing activities to maintain strong occupancy levels and maximize revenue.
- Ensure rents, fees, and other charges are collected, posted, and deposited accurately and timely.
- Monitor delinquent accounts and oversee collection efforts in accordance with established guidelines.
- Prepare annual budgets, forecasts, and income projections.
- Review financial performance regularly and monitor expenses to ensure budget compliance.
- Maintain accurate resident records, lease files, and community documentation.
- Process applications, verifications, lease agreements, renewals, and resident correspondence.
- Conduct apartment tours and support marketing efforts to attract and retain residents.
- Address resident concerns and resolve issues professionally and promptly.
- Complete move-in and move-out processes, including account reconciliations and security deposit administration.
- Prepare and submit required operational, occupancy, and financial reports.
- Ensure compliance with all applicable federal, state, and local housing regulations.
- Foster positive relationships with residents, vendors, and community stakeholders.
Qualifications
- Minimum of 2 years of multifamily property management experience required.
- Experience with Affordable Housing, Tax Credit (LIHTC), or other affordable housing programs strongly preferred.
- Strong knowledge of property operations, leasing, budgeting, collections, and resident relations.
- Proficiency with Microsoft Office Suite, including Outlook, Word, and Excel.
- Excellent communication, customer service, and organizational skills.
- Proven ability to lead and motivate a team while managing multiple priorities.
- Strong attention to detail and ability to analyze financial and operational reports.
- Valid driver's license and reliable transportation required.
