Schedule: Monday – Friday, 8:00 AM – 4:30 PM; On-call rotation for evenings, weekends, and holidays
Job Summary
We are seeking a dynamic and experienced Residential Maintenance Supervisor to lead and coordinate maintenance operations within two residential communities. This role is vital in ensuring that all facilities are well-maintained, safe, and functioning optimally. You will oversee a small team of maintenance technicians, manage routine and emergency repairs, and implement preventative maintenance programs. Your leadership will help create a comfortable living environment for residents while maintaining high standards of safety, efficiency, and quality.
Duties
- Supervise and support maintenance technicians in daily operations
- Assign and prioritize work orders, ensuring timely and accurate completion
- Perform general maintenance and repairs including plumbing, electrical, HVAC, appliances, and fixtures
- Step in on more complex or escalated maintenance issues as needed
- Conduct routine property inspections to identify maintenance needs and safety concerns
- Oversee unit turns to meet occupancy timelines and quality standards
- Ensure cleanliness, organization, and upkeep of maintenance areas and equipment
- Coordinate with the Director on maintenance priorities and property conditions
- Assist with scheduling, including on-call rotations
- Work with vendors and contractors for specialized repairs when needed
- Perform snow removal and support seasonal maintenance operations
- Ensure all work is documented properly to maintain records and reduce liability

Requirements
- Prior experience in residential or property maintenance required
- Previous leadership or supervisory experience preferred
- Working knowledge of HVAC systems, appliance repair, and general building maintenance
- Strong troubleshooting skills with a focus on repair over replacement
- Ability to prioritize tasks and manage multiple work orders effectively
- Strong organizational skills and attention to detail
- Ability to work independently and support team performance
- Ability to participate in an on-call rotation, including nights, weekends, and holidays
- Valid driver's license with a clean driving record required
