Strobel Design Build has been designing and building high-end residential projects across Tampa Bay since 1984. We're a design-build firm, which means our design, pre-construction, and production teams work as one — and our Project Managers sit right at the center of that.
The Role
As Construction Project Manager, you own the financial health, coordination, and planning of your projects from signed construction contract through completion. You'll take handoff from Pre-Construction alongside the Director of Construction and carry projects through production — managing budgets, subcontracts and POs, change orders, draw schedules, and client invoicing in Buildertrend.
You'll work closely with the Director of Construction, Director of Operations, and the Production and Accounting Coordinator, to keep projects moving, profitable, and on schedule. The goal is simple: projects delivered on time, on scope, and on budget.
What You'll Do
Budgets & Financial Health
- Review the final budget against bids with the Pre-Construction and Production teams before work begins
- Forecast potential financial issues or discrepancies before they surface
- Outline resources, lead times, and subcontractor requirements
- Monitor and maintain budgets against scope of work
- Manage financial project milestones in Buildertrend
Subcontracts & Material POs
- Drive timely bid and PO approvals and executions between the field and the Production Coordinator
- Review estimates for accuracy — budget/allowances, scope/selections, and timeframe
- Capture subcontractor change orders for client approval when required
- Relay scope or schedule changes to the Director of Construction and Superintendent
Change Orders
- Manage client change orders end to end: creation, supporting documentation, cost validation, final review, release, and execution
- Confirm subcontractor change orders are properly executed and captured in a client change order when needed
- Review associated cost codes, budget, markups, and scope
- Ensure costs are backed by bids or documented detail for accounting
Draw Schedules
- Review production schedules in Buildertrend for draw accuracy with the Director of Construction
- Review draw schedules for accuracy against budget, scope, and timeframe
Buildertrend & Project Administration
- Verify job info, owner details, and contract documents at contract signing
- Daily schedule review and follow-up
- Keep permit documents, plans, and subcontractor bids current and clear for the field
- Maintain project photos so progress is visible to the team and the client
- Manage owner invoices and draw status
Accounting Coordination
- Field project-related questions from accounting
- Review project invoices against subcontractor audits for accuracy and proper approvals
- Flag high-priority payments to Operations and Accounting to protect the schedule
- Review project reports, assess issues, and present findings to the team
Closeout & Warranty
- Initiate project closeout procedures
- Deliver project information to the appropriate parties for warranty items as needed
What We're Looking For
- 8+ years managing residential construction projects, ideally custom or luxury remodel/new build
- Strong command of construction budgets, cost codes, change orders, and draw schedules
- Experience managing subcontractors, bids, and POs
- Comfortable being the financial conscience of a project — catching problems in the numbers before they become problems in the field
- Clear, professional communication with clients, subs, and internal teams
- Proficiency with construction project management software
Nice to Have
- Buildertrend software experience
- Familiarity with Florida residential permitting
- Design-build or cost-plus contract experience

Compensation
- Base salary: $60,000 – $80,000, depending on experience
- Commission: Additional earning potential of $30,000 – $70,000+ annually
- Estimated total: $90,000 – $150,00+
