Position Overview Wiseman is seeking a full-time, onsite Maintenance Technician / Porter to support two neighboring residential properties on Motor Avenue in Culver City. This is a hands-on role focused primarily on day-to-day repairs, with additional responsibility for keeping the buildings clean, organized, and well-presented.
This role is primarily focused on maintenance and repairs, with light porter responsibilities to support overall property presentation. A separate cleaning team handles regular janitorial services.
You will handle routine maintenance requests, complete small repairs efficiently, and support overall property upkeep. Larger or specialized issues will be handled by Wiseman’s central maintenance team or outside vendors.
Key Responsibilities
- Complete routine work orders (plumbing, electrical, general handyman repairs) in a timely manner
- Troubleshoot and resolve minor maintenance issues efficiently
- Assist with unit turns (touch-ups, minor repairs, readiness)
- Support overall property appearance between scheduled cleanings (light upkeep of common areas, trash areas, and exterior spaces)
- Conduct regular walkthroughs and proactively address issues
- Communicate clearly with property management on status, priorities, and needs
- Coordinate access and support for vendors as needed
Qualifications
- 2+ years of hands-on maintenance or handyman experience, with residential real estate experience preferred
- Strong basic skills in plumbing, electrical, and general repair
- Organized, reliable, and highly responsive, with a strong sense of ownership and accountability
- Comfortable using a smartphone/computer for work orders; Yardi experience is a plus
- English proficiency required (Spanish or other languages a plus)
- Must have basic maintenance tools (or ability to obtain)
- Reliable transportation to travel between both nearby properties
- Able to perform physical work (lifting, carrying, etc.)
Schedule & Expectations
- Full-time, onsite across both Motor Avenue properties
- Availability during standard business hours, with flexibility to address occasional urgent issues as needed
