JOB SUMMARY:
The Area Maintenance Technician oversees the maintenance operations across multiple communities within an assigned region. This role ensures all properties are maintained to the highest standards, addressing resident needs promptly while maximizing efficiency and safety. The Area Maintenance Technician leads and develops maintenance teams, manages preventative maintenance programs, and ensures compliance with company policies and local regulations. This position requires travel between properties and a hands-on approach to solving maintenance challenges.
ESSENTIAL JOB FUNCTIONS:
- Supervise, train, and mentor maintenance staff across multiple properties to ensure high-quality performance and professional development.
- Plan, coordinate, and execute preventative maintenance programs to maintain property systems and reduce downtime.
- Oversee unit turnover, renovations, and repair projects to ensure timely completion and high standards of quality.
- Respond to maintenance emergencies and ensure prompt resolution of resident service requests.
- Monitor maintenance budgets, inventory, and vendor contracts to optimize operational efficiency.
- Inspect properties regularly to identify areas for improvement, safety hazards, and compliance issues.
- Implement and maintain safety protocols in accordance with company policies and regulatory requirements.
- Collaborate with property management teams to enhance resident satisfaction and retention.
- Track and report key performance metrics related to maintenance operations.
- Other duties as assigned
QUALIFICATIONS:
- Minimum of 5 years of maintenance experience in multifamily or commercial property management, with at least 2 years in a supervisory role.
- Strong knowledge of HVAC, plumbing, electrical, carpentry, and general building systems.
- Ability to travel frequently between properties within the assigned region.
- Excellent leadership, organizational, and communication skills.
- Proficiency with maintenance management software and standard office applications.
- Must possess and maintain CPO designation
- Must be HVAC certified
- Must possess and maintain a valid driver's license, a clean driving record, and current auto insurance.
MOTOR VEHICLE RECORD (MVR) REQUIREMENT
- Must maintain a valid driver's license, acceptable Motor Vehicle Record (MVR), and current auto insurance when operating a vehicle for company business. Employment is contingent upon meeting company driving standards.
WORKING CONDITIONS:
- Ability to operate in an open work area with moderate everyday noise.
- Ability to perform other duties as required.
- Ability to travel to multiple locations within the assigned region on a regular basis
- Ability to occasionally travel to locations throughout the nation portfolio
PHYSICAL DEMANDS:
- Ability to frequently, and sometimes for long periods of time, sit, stand, climb and descend stairs, walk, extend arms and hands forward and overhead, using fingers to grasp, and carry.
- The ability to frequently lift, carry, push or pull 25 to 50 lbs. in a correct and safe manner.
- Physically able to climb numerous flights of stairs daily.
- Stooping: Frequently bending body downward and forward by bending spine at the waist, requiring full use of the lower extremities and back muscles.
- Kneeling: Frequently bending legs at knees or resting on knee.
- Crouching: Frequently bending body downward and forward by bending legs and spine.
- Reaching: Frequently extending hand(s) and arm(s) in any direction.
- Handling: Frequently seizing, holding, grasping, turning, or otherwise working with hands.

BENEFITS
Associates who are regularly scheduled for and work 30 hours or more per week are eligible for company-sponsored benefits the 1st day of the month, following completion of 30 continuous days of employment. Benefits offered include medical, dental and vision coverage, as well as 401K and life insurance. Regular, full-time associates are eligible to accrue paid time off (PTO) and holiday pay.
