JOB SUMMARY
We are seeking a dynamic and highly organized Property Manager to oversee the daily operations and maintenance of our property portfolio. At the highest level, you are guided by the Altamus core values in conjunction with commitment to the specific goals of the property owner.
As the key relationship manager, you must be an effective task master, problem solver and communicator. You are passionate about creating value and mitigating risk. You think like an owner. You forge relationships with owners, tenants, prospects, and service providers. This position is accountable to the Director of Property Management.
ESSENTIAL JOB FUNCTIONS
- Quarterbacking the property and managing the entire property lifecycle in accordance with ownership goals
- Responding to owner(s), tenant(s) and property issue(s)
- Coordinating between administration, accounting, maintenance, and construction departments
- Researching and working knowledge related to leases, rules, covenants, & by-laws
- Regularly inspecting properties with attention to owner goals, tenant relations, facility, grounds, and safety
- Monitoring tenants/residents to ensure compliance with and lease/rules
- Generating work orders and managing timely resolution in collaboration with maintenance department or vendors.
- Coordinating move-in/out. Overseeing turnover of units
- Collaborating with DPA brokers and/or contributing to overall marketing strategy
- Creating annual operating and capital budgets
- Managing rent collections and delinquencies with tact and urgency includes close communication with ownership and accounting department
- Managing eviction process whenever necessary
- Reviewing/Approving all property expenditures
- Resolving tenant related issues in a timely manner, with tact and excellent customer service
- Implementing emergency plans and disaster recovery.
- Ensuring timely financial reporting in conjunction with accounting department
- Creating vacancy reports and evaluating market conditions
- Promoting online portal for rent and vendor payments
- Procuring vendors, evaluating contracts, and overseeing service providers
- Working with asset managers/owners on evaluating and planning capital projects
- Making recommendations for maximizing income and minimizing expenses
- Complying with real estate laws, government regulations & municipal code
- Proficiency with the leasing life cycle (Prospect, LOI, lease execution, renewal, and administration)
- Special projects and other job duties as assigned
- Proactive communication with ownership
KNOWLEDGE, SKILLS, EDUCATION, EXPERIENCE
- Proficiency in navigating Appfolio, Microsoft Suite or other software critical to the property management lifecycle
- Knowledge of the economic principles of real estate and details of financial reports
- Proven experience handling multiple projects simultaneously, and working in an environment, which requires flexibility, innovation, superb customer service skills, and organization
- Ability to read, analyze, and interpret technical procedures, leases, regulations or documents with a similar degree of complexity
- Demonstrated and proven problem solving and decision-making skills
- Excellent written and verbal communication skills
- Well-organized with excellent time management skills
REQUIREMENTS
- Bachelor Degree in Real Estate Property Management or related field
- Minimum two (2) years' experience in a Property Management role
- N.C. Real Estate license preferred (but not necessary)
- Ability to travel approximately 25%
- Must be comfortable with numbers and interpretation of agreements
- Must be legally qualified to work in the U.S.
- Must be able to provide a valid Driver's License
- Must be able to pass drug screening/background check
Pay: $60,000.00 - $70,000.00 per year
