JOB DESCRIPTION
- Title: Handyman
- Region: Queens
- Salary: Hourly: $28/ hour
- Monday-Friday 6am to 3pm (1 hr unpaid lunch)
Responsibilities:
- Manage all maintenance needs of the property to ensure the physical conditions of the building are met and contribute to the company business goals
- Perform daily inspection of grounds, interior and exterior, ensure that all physical aspects of the building are fully functional at all times
- Must be able to use a computer to record activities and communicate with various departments.
- Establish a professional relationship with tenants, vendors, and peers
- Implement & manage preventive maintenance programs to maximize value of the property and maintain quality of life
- Collaborate with mechanical trades to include Electricians, HVAC Technicians, Plumbers, Painters, Carpenters and Mechanics
- Oversee preventive maintenance programs and maintain records for HVAC system
- Manage and Operate the BMS
- Maintain mechanical areas, appliances, equipment, fire pump room, emergency equipment, signage, photo luminescent signage, power, switches
- Assist with drain downs and refilling of sprinkler/standpipe systems
- Perform carpentry repairs and paint as needed
- Maintain plumbing in restrooms (faucets/toilets)
- Complete tenant work orders effectively and efficiently
- Porter work
Required experience:
Physical requirements include: walking and standing during the entire shift (often 4-8 hours), climbing stairs, kneeling to clean floors, pushing and pulling objects, lifting and moving objects (up to 50 lbs), repetitive bending and lifting, and repetitive arm movement
