The Senior Project Manager is responsible for planning, coordinating, and managing commercial construction projects from initial bidding through completion. This position ensures each project meets the client’s requirements, contractual obligations, quality standards, schedule, budget, and safety expectations.
The Senior Project Manager manages the bidding process, including distributing bid documents, responding to bidder questions, issuing addenda, evaluating proposals, negotiating terms, and supporting contract execution.
During construction, the Senior Project Manager applies a thorough understanding of construction trades, materials, equipment, and processes to monitor progress and identify potential problems. This position manages contract changes and change orders resulting from design revisions, plan errors, weather conditions, material availability, and other unforeseen circumstances.
The Senior Project Manager oversees project operations, contractors, subcontractors, and project personnel. This position ensures the work is completed according to the approved plans and specifications while maintaining established quality, safety, budget, and scheduling requirements.
Essential Duties and Responsibilities
Plan, direct, coordinate, and manage construction projects from inception through completion.
Develop and maintain project schedules, budgets, forecasts, and completion timelines.
Manage the bidding process, including distributing bid documents, responding to questions, issuing addenda, evaluating proposals, and negotiating terms.
Coordinate design activities throughout the construction process.
Select, hire, and oversee contractors, subcontractors, and vendors.
Monitor the performance, productivity, quality, and timeliness of contractors and subcontractors.
Coordinate the work of project personnel, field supervisors, contractors, and subcontractors.
Ensure construction activities comply with approved plans, specifications, contractual requirements, and quality standards.
Identify potential project risks, delays, conflicts, and cost concerns and develop appropriate corrective actions.
Review and manage change orders, contract modifications, and changes in project scope or quantities.
Determine appropriate sources for construction materials, tools, and equipment.
Coordinate and monitor the delivery and use of materials, tools, and equipment.
Ensure project resources are used efficiently and responsibly.
Monitor project costs, including material purchases, labor expenses, and payments for completed work.
Ensure the project remains within the approved budget and schedule.
Obtain and maintain required permits, licenses, inspections, and regulatory approvals.
Monitor compliance with applicable laws, building codes, regulations, and contractual requirements.
Ensure project-specific health and safety plans are implemented and followed.
Conduct regular site visits and inspections to evaluate project progress, workmanship, productivity, and safety.
Ensure all employees, contractors, and subcontractors comply with established safety policies and procedures.
Coordinate with government officials and inspectors regarding permits, licenses, inspections, and site safety requirements.
Maintain accurate project records, cost reports, schedules, meeting notes, and progress reports.
Communicate project status, risks, costs, and scheduling updates to company leadership, clients, and other stakeholders.
Partner with field leadership to address project issues and support the successful completion of the work.
Perform other duties as assigned.

Physical Demands and Work Environment
While performing the duties of this position, the employee is regularly required to communicate verbally and hear. The employee is frequently required to stand, walk, use their hands to handle or operate objects and equipment, and reach with their hands and arms.

Working in office, client, and active construction-site environments with exposure to employees, subcontractors, construction trades, equipment, and varying site conditions
Accessing all areas of a construction site in a wide range of climates and environmental conditions
Reading and interpreting blueprints and visualizing two- and three-dimensional objects and spatial relationships
Lifting, carrying, moving, or handling materials and equipment weighing up to 50 pounds
Climbing step stools, ladders ranging from 8 to 10 feet, extension ladders, and three or more flights of stairs
Bending, kneeling, crouching, crawling, and moving on hands and knees between 20 and 50 times per day
Reaching, stretching, grasping, lifting, holding, or operating objects with the hands up to 50 times per day
Using visual abilities that include focus, color perception, and depth perception
Operating or traveling in passenger and commercial vehicles
Education and Experience
High school diploma or equivalent required
Degree in Construction Management, Project Management, or a related field preferred
Equivalent construction project management experience may be considered in place of a degree
