Summary: Plans, directs, and coordinates the leasing and governance activities of residential apartment properties by performing the following duties.
Duties and Responsibilities include the following. Other duties may be assigned.
1. Manages and over sees operations, maintenance, administration, and improvement of commercial or residential properties.*
2. Plans, schedules, and coordinates general maintenance, major repairs, and remodeling or construction projects for commercial or residential properties.*
3. Directs collection of monthly assessments, rental fees, and deposits and payment of insurance premiums, mortgage, taxes, and incurred operating expenses.*
4. Inspects grounds, facilities, site files, and equipment routinely to determine necessity of repairs or maintenance.*
5. Acts as liaisons between on-site managers or tenants and owners.*
6. Meets with prospective tenants to show properties, explain terms of occupancy, and provides information about local areas.*
7. Markets vacant space to prospective tenants.*
8. Prepares detailed budgets and financial reports for properties.*
9. Maintains records of sales, rental or usage activity, special permits issued, maintenance and operating costs, or property availability.*
10. Directs and coordinates the activities of staff and contract personnel and evaluates their performance.*
11. Meets with clients to negotiate management and service contracts, determine priorities, and discusses the financial and operational status of properties.*
12. Solicits and analyzes bids from contractors for repairs, renovations, and maintenance.*
13. Prepares and administers contracts for provision of property services such as cleaning, maintenance and security services.*
14. Investigates complaints, disturbances and violations and resolves problems following management rules and regulations.*
15. Reviews rents to ensure that they are in line with rental markets.*
16. Informs supervisor of any issues or concerns that may arise.*
17. Understands and insures compliance with all governing regulations, codes, and laws as well as other state and local authorities.*
18. Administers day to day implementation of a standard operating procedural manual.*
19. Performs other duties as assigned.
