Job Summary
This is a full-time role for a Curative Processor/Escrow Assistant located on-site in Grapevine, TX. The Curative Processor/Escrow Assistant will be responsible for handling title curative issues, preparing closing documents, coordinating with title officers, reviewing title reports, and ensuring all documentation is complete and accurate. The role includes regular communication with clients, lenders, and other parties involved in the transaction to facilitate smooth closings and resolve any title issues that arise.
Duties
- Review title commitments and identify title curative requirements or defects
- Resolve title issues including liens, judgments, probate matters, missing releases, name discrepancies, boundary issues, and other curative items
- Coordinate with title officers, escrow officers, lenders, Realtors, attorneys, buyers, and sellers to obtain required documentation
- Prepare and process escrow and closing documents accurately and timely
- Order payoff statements, HOA information, tax certificates, surveys, and other transaction-related documents
- Review contracts and lender instructions to ensure compliance with closing requirements
- Schedule closings and coordinate signing appointments with all parties
- Maintain accurate and organized escrow files in accordance with company policies and Texas title regulations
- Communicate regularly with clients and transaction parties regarding file status, outstanding requirements, and closing timelines
- Ensure all documentation is complete, accurate, and properly executed prior to closing
- Provide exceptional customer service while managing multiple transactions in a fast-paced environment
- Assist with additional administrative and operational duties as assigned
Experience
- 3 years minimum experience with title curative processes and escrow documentation
- Strong organizational and multitasking abilities
- Excellent written and verbal communication skills
- Attention to detail and ability to work under pressure
- Customer service skills and ability to communicate with clients and stakeholders
- Knowledge of title insurance and real estate transactions is beneficial
- Proficiency with title software and Microsoft Office Suite
- High school diploma or equivalent; additional certifications or training in real estate transactions is a plus
