SUMMARY OF THE ROLE
The primary purpose of the Facilities & Maintenance Manager is to ensure the efficient operation, maintenance, and continuous improvement of facility systems and equipment in support of overall plant performance. This role oversees all maintenance operations within the facility, including building systems, production equipment, and shop activities such as mechanical, electrical, hydraulic, pneumatic, and HVAC systems.
The Facilities Manager leads a team of maintenance technicians, manages preventative maintenance programs, and oversees inventory and vendor relationships. By minimizing downtime, ensuring regulatory compliance, and implementing equipment upgrades and process improvements, this position plays a critical role in enhancing operational effectiveness. The Facilities Manager reports directly to the Plant Manager.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

- Oversee daily maintenance operations, including mechanical, hydraulic, pneumatic, electrical, HVAC, plumbing, security systems and fire safety systems.
- Manage department activities and perform maintenance and repair work as needed
- Prioritize work orders and assign tasks to maintenance technicians
- Supervise, train, and provide technical guidance to maintenance staff; assist in recruiting, developing, and retaining qualified employees
- Conduct routine inspections and implement preventive maintenance schedules to ensure equipment reliability
- Ensure timely maintenance and repairs of all facility systems and production machinery
- Coordinate the procurement of estimates and bids from third-party vendors.
- Manage inventory of tools, parts, and supplies; research and recommend new equipment for purchase
- Coordinate with production to minimize downtime and support continuous improvement efforts
- Create, review, and implement maintenance policies and procedures; ensure compliance with company standards and safety regulations
- Maintain maintenance records, track performance metrics, and manage maintenance budgets
- Collaborate with internal and external team members on equipment installations, plant layout changes, and facility upgrades
- Manage vendor relationships for outsourced services and participate in audits and inspections
- Enforce organization and cleanliness in maintenance work areas
- Attend and actively participate in manager, production, department, and other required meetings
- Respond to emergency maintenance issues and system failures promptly
- Must maintain regular and predictable attendance between the assigned start time and end times of work; must be able to work outside of normal hours when required.
- Perform all work in accordance with company policies, procedures, practices, core values, and standards of conduct.
- Follow safety procedures and practices to ensure a safe working environment for all employees.
- Perform other duties as assigned
QUALIFICATIONS
KNOWLEDGE OF:
- Mechanical systems, including but not limited to, gears, motors, conveyors, and pumps
- Electrical systems, circuits, wiring diagrams, and safety standards; familiarity with troubleshooting electrical components such as PLCs (Programmable Logic Controllers) and VFDs (Variable Frequency Drives)
- National Electrical Code (NEC)
- Basic plumbing practices to help troubleshoot plumbing systems
- Uniform Plumbing Code (UPC)
- Applicable WAC (Washington Administrative Code) to ensure maintenance and facility compliance in a manufacturing industry
- Preventive maintenance processes and schedules
- Safety regulations including OSHA standards, plant safety policies, and safe work practices.
- Applicable Department of Ecology rules and regulations
- Fire alarm and building security including systems
EDUCATION AND EXPERIENCE:
- High school diploma or equivalent (preferred)
- Technical certification or associate’s degree in industrial maintenance, electrical, or mechanical engineering (preferred), or
- A minimum of 5 years of job-related experience, preferably in a manufacturing environment
- Must have a valid drivers’ license

Pay: $80,200.00 - $92,500.00 per year
