Portfolio Area Maintenance Manager
In support of an assigned portfolio, the Area Maintenance Manager (“AMM”) will serve in a dedicated operational support capacity focused on maintenance performance optimization, preventative maintenance execution, expense control, and operational consistency across the assigned portfolio.
This role will partner closely with on-site maintenance teams, regional leadership, and ownership groups to support portfolio-wide maintenance initiatives and drive measurable operational improvements.
Portfolio Operations & Maintenance Performance
- Support portfolio-wide maintenance operations through proactive site engagement, operational oversight, and performance analysis.
- Monitor and assist in improving property turn times and service request completion metrics.
- Identify recurring maintenance trends, operational inefficiencies, and opportunities for process improvement.
- Partner with on-site Maintenance Supervisors to improve consistency, accountability, and execution of maintenance operations.
- Provide operational support to properties experiencing elevated maintenance costs, recurring repair issues, or ongoing operational challenges.
- Attend bi-weekly client calls and provide project/maintenance updates
Preventative Maintenance & Asset Preservation
- Assist in the implementation and execution of preventative maintenance programs across the portfolio.
- Conduct recurring property walks, maintenance inspections, and operational assessments to identify deferred maintenance concerns and asset preservation opportunities.
- Complete annual property inspections and provide recommendations to support asset preservation, preventative maintenance planning, and long-term property performance.
- Support site teams in maintaining company standards related to curb appeal, building systems, and overall property condition.
- Recommend operational solutions intended to reduce reactive maintenance expenses and improve long-term asset performance.
Light Construction & Maintenance Project Oversight
- Provide oversight and operational support for maintenance-related repair projects and light construction initiatives.
- Assist with scope development, vendor coordination, project follow-up, and quality control related to maintenance and repair work.
- Support troubleshooting and resolution of recurring building or infrastructure issues in partnership with site teams and construction partners.
- Identify opportunities to improve project execution and reduce avoidable repair or replacement costs through proactive oversight and follow-through.
Vendor Management & Cost Control
- Evaluate vendor performance, pricing, responsiveness, and quality of work.
- Assist in obtaining and reviewing bids related to maintenance and repair scopes.
- Promote vendor accountability and ensure maintenance-related work is completed in alignment with approved scopes and company standards.
- Support portfolio expense management efforts through operational efficiencies and proactive maintenance planning.
Training & Team Support
- Support the development and coaching of Maintenance Supervisors and maintenance associates across the portfolio.
- Participate in the hiring process by conducting, at minimum, final interviews for all maintenance positions and providing hiring recommendations to regional and property leadership.
- Reinforce Avenue5 maintenance standards, best practices, and operational expectations.
- Assist site teams with troubleshooting complex maintenance issues and identifying operational solutions.
- Participate in maintenance meetings, operational reviews, and training initiatives as directed.
Reporting & Operational Analysis
- Track and review maintenance-related operational metrics including turn times, service request completion, recurring repairs, preventative maintenance execution, and maintenance spend trends.
- Provide operational recommendations and maintenance-related insights to regional leadership and ownership groups.
- Assist in identifying portfolio-wide opportunities for increased efficiency, consistency, and cost savings.
Scope Clarification
- This role is intended to support operational maintenance performance and maintenance-related project oversight across the portfolio.
- Large-scale capital projects and major renovation initiatives will continue to be managed through the client’s program.
- The AMM serves in a portfolio oversight and support capacity and does not replace the responsibilities of on-site maintenance supervisors or property leadership teams.
