Property Manager
Property Management company is seeking an experienced On-Site Property Manager for management of multifamily community. The Property Manager is responsible for overseeing all facets of property operation. This includes ensuring consistent execution of revenue collection and expense management practices, operational and contractual obligations, and resident relations policies and procedures.
As a Property Manager, your primary responsibilities include:
- Achieve the highest possible net operating income through implementation of effective cost control, revenue maximization and delinquency management program
- Ensure that all physical aspects of the property are fully functional and in an attractive condition, and that all vacant units are kept ready for occupancy. Inspect grounds, building and apartment units on a regular basis. These functions must be consistent with the goals and objectives of ownership and senior management
- Train and motivate staff to lease apartments by showing available units and aggressively sell the products and services of the property to which they were assigned
- Maintain thorough product knowledge of own property and that of major competition through site visits and tours as well as market surveys. Prepare marketing data reports as required.
- Inspect the property daily – attend to maintenance needs and conditions being mindful of safety
- Maintain a positive, productive relationships with residents to achieve maximum retention
- Overall vendor management; soliciting and awarding vendor proposals
- Consistent guest satisfaction that yields outstanding customer satisfaction ratings and community reviews
- Budget creation and management
- Understand all aspects of the affordable housing / market rate program features of the assigned property – optimize the financial and operational performance of the property within this construct
- Develop and oversee community events
Requirements:
- Minimum of 5 years within the property management industry
- Prior supervisory experience in a management position
- Technically proficient in Yardi and Microsoft Office
- Scheduling flexibility based on business needs
- Strong written and verbal communication skills
- Excellent interpersonal skills
- Advanced customer service and problem-solving skills
- Requires strong time management skills and the ability to prioritize wisely
- ARM or CPM a plus
- Must have a valid drivers license and reliable vehicle
