TITLE: FACILITIES MANAGER - GHL

JOB SUMMMARY:
Responsible for the overall success of Garnet Hill Lodge by managing the performance, upkeep, general repair, and improvement of the grounds, buildings, and mechanical systems. Execute maintenance tasks using all departmental resources in a professional and timely manner so as to minimize the visibility of any defect to the guests, and to ensure their confidence in the business and the safety and comfort of their stay.
SUMMARY OF ESSENTIAL JOB FUNCTIONS:
- Ensure the execution of clean, well-groomed facilities, without defect or damage, overseeing the proper care and general repair of all grounds outbuildings and their mechanical systems, promoting a safe environment and quality service to achieve maximum guest satisfaction.
- Ensure the healthy care of lawns and gardens.
- Ensure that all property signage is sufficient and in good condition.
- Oversee and maintain property annually,
- responsible for all buildings, grounds, and snow removal as required. Participate in property improvements as planned by you, General Manager (GM), and Owner.
- Maintain standards of safety as required by NYSIF - NY State Insurance Fund
- Ensure proper maintenance of waste and recycling areas and ensure scheduling for removal and overall recycling program is consistent with the goals of the Lodge business.
- Ensure the proper care and use of all maintenance/grounds tools and equipment including but not limited to side by sides, tractors, mowers, chain saws, leaf blowers, snow blowers, furniture (lawn and lodge) and all equipment are supported with a comprehensive and documented maintenance program.
- Act as the point of contact for all facility-related issues, communicating with various stakeholders, including employees, management, and external vendors.
- Hire, train, schedule, and supervise maintenance personnel in conjunction with the General Manager.
- Develop and implement emergency response plans and procedures to best position property for unplanned maintenance, safety and weather events.
- Maintain, update, and create as required, a comprehensive set of SOP’s, diagrams, descriptions and information related to all major mechanical systems at the property, (plumbing, electrical, septic, IT systems).
- Listen to guests and staff reports of maintenance issues and ensure issues are addressed in a timely manner while communicating effectively with team.
- Have a desire to learn about maintenance techniques beyond one’s current skill set, possibly including schooling, online research and learning from coworkers, professionals and vendors who perform work on the property
- Foster working relationships with retailers, professionals and vendors in order to get improved products and services.
- Maintain a daily log of all maintenance activities.
- Maintain, update, and create as required a system of record keeping on all mechanical and other systems warranties and manuals on behalf of the business and the property, for the property owner.MINIMUM REQUIREMENTS:
- Must be eligible to work in the United States
- Must have carpentry, plumbing, and electrical skills as well as in-depth knowledge of proper use and maintenance of power tools and equipment
- Must have knowledge of landscape and grounds maintenance
- Must be willing to learn in areas where more skill is needed
- Must have strong organizational and multi-tasking skills
- Must have the ability to work with electronic or other systems to maintain SOP’s and property and system diagrams, and records
- Must have positive work ethic, willing to interface with the guests to achieve in creating a positive guest experience
- Must be a strong team player
and work for the greater good of Garnet Hill Lodge and the property owner
ABILITIES REQUIRED:
- Frequent walking, bending, stooping, reaching, pushing, lifting and repetitive motions
- Occasional stair climbing and ability to work on a hilly property.
- Must be able to manually handle/lift product up to 60 pounds between knee and chest
- Must have bilateral fine manipulation of both hands which may be repetitive for entire shift.
- Must be vertically mobile working in limited space for 8 hours at a time
