Overview
Join our growing network of independent CRE inspection professionals, where your expertise will support lenders, loan servicers, and asset managers in assessing and monitoring their commercial real estate portfolios. This role offers a flexible 1099 engagement opportunity to conduct property inspections on existing structures, providing the critical field data that drives sound lending and asset management decisions. As a valued member of our nationwide inspector network, you will perform thorough site evaluations, collect standardized field data, and document property conditions across a variety of commercial asset classes. Your attention to detail and professional judgment will directly support the integrity of the inspection reports delivered to our clients.
Duties
∙ Perform site inspections of existing commercial properties on behalf of lenders, loan servicers, and asset managers, including overall property condition reviews, annual servicer inspections, and capital improvement verifications
∙ Conduct exterior and interior inspections documenting the physical condition of structures, building systems, common areas, and site improvements
∙ Capture standardized photo documentation of property conditions in accordance with assignment-specific requirements
∙ Complete structured field data collection forms via our mobile platform, ensuring all required data points are captured prior to leaving the site
∙ Conduct management interviews and tenant occupancy reviews as required by assignment type
∙ Perform repair and capital improvement verification inspections, confirming completion and quality of previously identified work
∙ Conduct exterior drive-by inspections and site photography assignments as directed
∙ Adhere to assignment-specific protocols including MBA/CMBS inspection standards and agency inspection requirements for Fannie Mae and Freddie Mac financed properties where applicable
∙ Submit complete field packages within required turnaround windows to support timely report delivery to clients
Requirements
∙ Demonstrated experience inspecting existing commercial real estate structures in a professional capacity, such as loan servicing, asset management, property management, or related CRE field roles
∙ Familiarity with commercial property types including multifamily, office, retail, industrial, and mixed-use assets
∙ Working knowledge of MBA/CMBS inspection standards and/or agency inspection requirements is strongly preferred
∙ Ability to assess and document the condition of building exteriors, interiors, mechanical systems, and site improvements
∙ Strong observational skills with the ability to identify deferred maintenance, physical deficiencies, and capital needs
∙ Comfortable using mobile-based field data collection tools and capturing structured photo documentation
∙ Ability to work independently, manage scheduling, and meet assignment turnaround deadlines
∙ Professional communication skills for accurate and thorough field reporting
∙ Valid driver’s license and reliable transportation for site access
∙ General liability insurance required; E&O coverage preferred
