We are expanding our construction division and are looking for a Full-Cycle Construction Project Manager who can take ownership of assigned projects from initial inspection through final completion.
Position Overview
The Construction Project Manager, Full-Cycle manages assigned construction opportunities from initial inspection through estimating, sales, budgeting, production, and closeout.
This position combines estimating and project-management responsibilities and will generally handle smaller or less complex residential and commercial construction projects.
The ideal candidate is comfortable working with customers, developing estimates, coordinating subcontractors, managing budgets, and overseeing daily project execution.
Compensation includes a competitive base salary plus participation in the Company’s construction project-profitability incentive program.
Core Responsibilities
- Inspect and scope assigned construction opportunities
- Document damages, measurements, project requirements, and customer expectations
- Prepare accurate construction estimates and project scopes
- Present proposals and follow up with customers through acceptance or closeout
- Develop project budgets and projected gross-profit calculations
- Obtain subcontractor, supplier, labor, and material pricing
- Complete project buyout in the job-management system
- Create and issue labor, subcontractor, and material work orders
- Coordinate contract preparation, payment schedules, signatures, and required deposits
- Serve as the customer’s primary contact throughout the project
- Develop and maintain the construction schedule
- Coordinate subcontractors, vendors, suppliers, materials, permits, and inspections
- Monitor project progress, quality, safety, job costs, and profitability
- Maintain complete project notes, photographs, schedules, dates, and supporting documentation
- Identify changed conditions and additional work promptly
- Prepare estimates and budgets for customer change orders and insurance supplements
- Submit estimates, budgets, supplements, and change orders to the Director of Construction Development for review and approval
- Obtain required customer or insurance authorization before additional work proceeds
- Coordinate progress billing, deposits, and payment follow-up
- Manage punch-list completion and final project closeout
- Obtain a signed Certificate of Satisfaction and request a customer review
Director Review and Support
The Director of Construction Development provides estimating, budgeting, profitability, and operational oversight for the Full-Cycle Project Manager.
Before customer presentation or submission, the Director will review and approve:
- New project estimates
- Project budgets
- Projected gross profit
- Customer change orders
- Insurance supplements
The Full-Cycle Project Manager remains responsible for preparing these items and providing the supporting documentation needed for approval.
Qualifications
- Three or more years of construction estimating, project management, restoration, remodeling, or related experience preferred
- Experience inspecting and scoping residential construction projects
- Ability to prepare construction estimates and develop project budgets
- Knowledge of residential construction methods, materials, and sequencing
- Experience coordinating subcontractors and multiple trades
- Strong sales, customer-service, and follow-up skills
- Ability to manage projects from initial opportunity through completion
- Strong organizational and documentation skills
- Understanding of job costing and gross-profit management
- Ability to manage multiple projects and deadlines simultaneously
- Comfortable using estimating software, job-management platforms, email, and cloud-based systems
- Valid driver’s license and acceptable driving record
- Ability to regularly travel to customer properties and active job sites
- Ability to safely navigate typical residential and commercial construction environments
Experience with restoration construction, insurance claims, Xactimate, XactAnalysis, or similar platforms is strongly preferred.

Compensation and Incentive Opportunity
This position includes a competitive base salary plus participation in the Company’s construction project-profitability incentive program.
The project incentive is based on final job gross profit and is paid as a percentage of project revenue, with higher-performing projects generating greater incentive compensation.
A Full-Cycle Project Manager who manages a project from initial scope through completion may receive 100% of the applicable project incentive.
Incentives are calculated after the project is completed, closed, and paid in full, subject to the requirements of the Company incentive program.
Vehicle and Travel Support
Because this position requires regular travel to customer properties and active job sites, the Company will provide either a company vehicle or a vehicle allowance, based on the arrangement determined by the Company.
The position will also receive:
- Company gas card for approved business fuel
- Company toll transponder for approved business travel
Company-provided vehicles, vehicle allowances, fuel cards, and toll transponders are intended for authorized business use and are subject to Company vehicle and reimbursement policies.
