PMI Gulf Shores is a growing, locally owned vacation rental management company looking for a dependable and detail-oriented person to inspect properties before guest and owner arrivals.

The Property Inspector serves as the final set of eyes on each home, ensuring it is clean, properly staged, fully stocked, and ready to provide an excellent arrival experience.
This is not a housekeeping position. However, the inspector should be willing to correct minor presentation issues and assist with occasional property needs when required.
Responsibilities:
- Inspect vacation rental properties after housekeeping and before guest or owner arrivals
- Complete a detailed digital inspection checklist for each property
- Verify the cleanliness, condition, and presentation of the home
- Confirm beds, bathrooms, kitchens, and living spaces are properly prepared
- Check that required linens, towels, toiletries, and guest supplies are available
- Test door locks, lights, televisions, thermostats, appliances, and key amenities
- Inspect outdoor areas and property-specific features
- Identify and photograph cleaning concerns, damage, missing items, or maintenance needs
- Promptly report issues so they can be resolved before arrival
- Correct minor staging and presentation issues when practical
- Monitor property inventory and report items that need to be restocked
- Deliver missing linens, supplies, or other items to properties when needed
- Occasionally assist with tasks such as moving trash bins to or from the street
- Submit completed inspection reports and required photos through a mobile app
Schedule:
- Part-time position with hours based on reservation activity
- Most shifts and assignments take place between 11:00 a.m. and 4:00 p.m.
- Weekly hours will vary and are not guaranteed
- Weekend and holiday availability is important, particularly during peak vacation periods
- Work schedules will generally be provided in advance, although occasional same-day assignments may arise
What We’re Looking For:
- Exceptional attention to detail
- Dependable, punctual, and able to work independently
- Strong communication and problem-solving skills
- Able to manage multiple small tasks efficiently
- Comfortable using a smartphone, mobile apps, and digital checklists
- Able to follow standardized inspection procedures and property-specific instructions
- Willing to perform light physical tasks, including walking stairs, bending, reaching, carrying linens or supplies, and moving trash bins
- Professional and respectful when interacting with housekeepers, vendors, guests, and property owners
- Vacation rental, hotel, housekeeping, maintenance, or property management experience is helpful but not required
Requirements:
- Reliable personal transportation
- Valid driver’s license and automobile insurance
- Smartphone with a reliable data connection
- Ability to travel throughout Gulf Shores, Orange Beach, Foley, and Fort Morgan
- Ability to meet time-sensitive inspection and delivery deadlines
- Ability to lift and carry up to 30 pounds
- Must be at least 18 years old
- Must be authorized to work in the United States
Employment and Compensation:
- Part-time W-2 position
- Starting pay of $20 per hour
- Payroll taxes will be withheld
- Paid travel time between assigned properties
- Personal vehicle required
- Mileage is not separately reimbursed
- This position does not currently include health insurance, paid time off, or retirement benefits
