Maintenance Supervisor (Confidential Employer)
Location: Cayce, SC
Reports to: Property Manager
Base Compensation: $65,000 (also eligible for leasing commissions)
Position Type: Full-time/Non-exempt/Hourly
Key Objectives of the Role
The Maintenance Supervisor is responsible for the maintenance and safety of the entire property, overseeing a team of maintenance professionals. This role ensures high curb appeal, timely and cost-effective unit turns, proper inventory management, and completion of risk management assessments. The Maintenance Supervisor performs routine maintenance and acts as the manager of the maintenance team.
Key Responsibilities
- Supervise and ensure the maintenance of the facility and grounds according to property objectives.
- Complete resident work orders efficiently and provide exceptional service.
- Observe and report unusual circumstances in apartments and on the property.
- Address resident requests and complaints, maintaining required records and documentation.
- Possess knowledge in electrical, plumbing, appliance repair, carpentry, painting, and HVAC.
- Respond to after-hours maintenance emergencies as scheduled.
- Service general plumbing and basic electrical needs.
- Inspect facilities and equipment to determine service needs and staffing requirements.
- Maintain property appearance and cleanliness.
- Manage inventory of tools, equipment, and supplies.
- Ensure security of storage areas, tools, and equipment.
- Adhere to property policies regarding keys and re-keying locks.
- Follow OSHA safety standards and maintain safety logs.
- Replace light bulbs and fixtures as needed.
- Conduct regular inspections of grounds, buildings, and equipment.
- Maintain pool and spa equipment (if applicable).
- Implement inspection programs for public areas and apartments.
- Communicate regularly with the General Manager on maintenance activities.
- Participate in property improvement and preventive maintenance programs.
- Conduct maintenance department meetings and attend staff meetings.
- Supervise training programs for safety equipment and procedures.
- Solicit bids from contractors and vendors, supervise contracted work.
- Safeguard property assets from damage or theft.
- Ensure compliance with all relevant laws and company policies.
- Perform other duties as assigned.

Experience and Knowledge
- Minimum 3 years of maintenance experience (HVAC, plumbing, electrical).
- High school diploma or equivalent required.
- At least 1 year of supervisory experience, preferably in residential properties or rental operations.
- Knowledge of Microsoft Office Suite and property management software.
Certificates and Licenses
- EPA type II and above certification (desirable, not required).
- Air conditioning and refrigeration certification (desirable, not required).
- Pool maintenance certification (if required by local regulation).
Physical Demands
- Regularly required to see, hear, talk, and use hands.
- Frequently required to reach, sit, stand, walk, climb, stoop, kneel, crouch, or crawl.
- Ability to lift, carry, push, or pull 20-50 lbs. and move heavy machinery safely.
Work Environment
- Exposure to fumes, chemicals, electrical shock, radiation, vibration, and loud equipment.
- Occasional exposure to wet/humid conditions, extreme temperatures, and outdoor weather.
- Moderate noise level; may require working with loud equipment.
- Employees may be monitored or recorded for training and performance feedback.
Expected Hours of Work
- Offices open Monday through Saturday (and sometimes Sunday).
- Ability to work outside office hours and weekends as required.
- Available for after-hours emergency call-backs.
Travel
- Minimal, primarily local during business hours.

Base Pay: $60,000.00 - $65,000.00 per year
