Job Overview:
Support and consistently reinforce Coastal’s Core Values, acts as a resource for the Project Manager in running the day-to-day project management operations on the job.
Essential Duties / Responsibilities:
- Supports and drives the use of company initiatives and project technology systems.
- Conducts periodic construction site inspections to support project oversight.
- Assists the Project Manager in ensuring subcontracts, insurance certificates, and bonds are in place prior to work commencement.
- Tracks subcontractor insurance policies and monitors expiration dates.
- Assists with document control for addenda, ASIs, and drawing revisions.
- Distributes revised plans and specifications to field staff and subcontractors.
- Prepares meeting minutes for owner and subcontractor meetings.
- Utilizes the Project Management System to track contracts, purchase orders, submittals, RFIs, and vendor information.
- Assists with pay applications and follows up to support timely payments and cash flow.
- Supports project closeout activities including permits, as-builts, warranties, bonds, and owner turnover.
Education / Experience:
- Bachelor’s degree in Construction Management, Engineering, Architecture or related field preferred.
- 3+ years of experience in the construction industry working on commercial office, hospitality, healthcare high-rise buildings.
Knowledge / Skills Required:
- Strong written and verbal communication skills in English.
- Ability to read, understand and interpret contract documents, drawings, specifications, scopes of work and project schedule.
- Possess good client management and goodwill building ability.
- Effective time management and logical decision-making ability.
- Excellent organizational skills and attention to detail.
- Excellent problem-solving skills and the ability to confidently and decisively take action.
