PROPERTY MAINTENANCE - CONDO BUILDING MAINTENANCE

We are seeking a dependable, experienced On-Site Building Maintenance Technician to maintain the building, common areas, pool, and property equipment at a condominium community.
The ideal candidate will have hands-on facilities maintenance experience, strong working knowledge of plumbing and electrical systems, and the ability to troubleshoot problems, complete routine repairs, and follow a preventive maintenance schedule. This position requires someone who takes initiative, works independently, communicates professionally with residents and vendors, and recognizes when an issue requires a qualified contractor.
Key Responsibilities: Building and Property Maintenance
- Perform routine inspections of the building, grounds, common areas, and equipment to identify maintenance needs and safety concerns.
- Complete general repairs, including painting, minor drywall repairs, caulking, door hardware adjustments, and other upkeep.
- Develop and follow daily, weekly, monthly, and seasonal preventive maintenance schedules under the direction of the Property Manager.
- Maintain common-area lighting, doors, gates, and other fixtures and equipment.
- Keep maintenance rooms, storage areas, tools, and work areas clean, organized, and secure.
- Identify and promptly report water intrusion, unusual equipment operation, deterioration, and other conditions requiring attention.
Plumbing and Electrical
- Troubleshoot plumbing concerns, including leaks, drainage problems, toilets, faucets, valves, and related fixtures.
- Perform routine plumbing repairs within the employee’s training, qualifications, and authorized scope.
- Apply strong electrical knowledge to identify problems involving lighting, switches, outlets, and building equipment.
- Perform only electrical maintenance tasks for which the employee is trained and authorized, following safe work practices.
- Locate and understand building water shutoffs, electrical panels, and other emergency controls.
- Coordinate with qualified contractors when work exceeds the position’s authorized scope or requires specialized expertise.
Pool Cleaning and Equipment Care
- Perform routine pool cleaning, including skimming, brushing, vacuuming, and cleaning baskets and accessible components.
- Test and document pool water chemistry and make appropriate adjustments within the employee’s training and authorization.
- Monitor pool pumps, filters, heaters, chemical feeders, and related equipment for proper operation.
- Complete scheduled pool equipment maintenance, including filter cleaning or backwashing as appropriate.
- Maintain accurate pool service, chemical, and equipment maintenance records.
- Store and handle pool chemicals safely, following product instructions and established procedures.
- Promptly report unsafe pool conditions and follow established procedures for restricting use and arranging repairs.
Vendor Coordination and Documentation
- Coordinate vendor access and assist contractors with locating equipment and understanding reported issues.
- Monitor vendor work and report concerns or incomplete work to the Property Manager.
- Maintain work-order records, inspection checklists, equipment service histories, and supply inventories.
- Provide regular updates on completed work, outstanding repairs, and recommended maintenance.
- Request approval before making purchases or authorizing work beyond established limits.
- Assist with emergency response and storm preparation or recovery as assigned.
Resident Service and Professional Conduct
- Interact courteously and professionally with residents, guests, vendors, and management.
- Respect resident privacy and follow procedures for keys, access credentials, and entry into units.
- Refer policy questions, complaints, and requests outside the maintenance role to the Property Manager.
- Follow property rules, safety procedures, and management direction.
Required Qualifications
- Previous hands-on experience in facilities maintenance, building maintenance, or a similar role.
- Strong working knowledge of plumbing and electrical systems, including troubleshooting and routine maintenance.
- Experience operating and maintaining pool cleaning systems and equipment.
- Ability to use common hand tools, power tools, and maintenance testing equipment safely.
- Ability to prioritize tasks, work independently, and recognize when professional contractor assistance is needed.
- Strong organizational skills and the ability to maintain clear maintenance records.
- Professional communication skills and a dependable work history.
- Ability to follow equipment manuals, product instructions, and safety procedures.
Preferred Qualifications
- Experience working in a condominium, multifamily residential building, hotel, or comparable facility.
- Certified Pool Operator (CPO) certification or equivalent pool operator training.
- Experience with preventive maintenance programs and electronic work-order systems.
- Familiarity with building mechanical systems, access controls, and emergency procedures.
- Bilingual English/Spanish speakers preferred but not required
Physical and Work Requirements
The position involves indoor and outdoor work, including exposure to heat, humidity, and wet conditions. Duties may require standing, walking, bending, kneeling, climbing ladders, and safely moving tools, equipment, and supplies. Candidates must be able to perform the essential duties of the position, with or without reasonable accommodation.
After-hours expectations: As needed for emergencies
Pay: $24.00 - $26.00 per hour
