Residential Property Manager, Licensed Real Estate Broker (Independent Contractor)
MoveZen Property Management is a licensed real estate brokerage that has managed single-family rental homes since 2007. We operate in seven metro areas across North and South Carolina, and we're expanding our Greenville, SC portfolio. We're looking for one licensed broker to manage rental homes in the Greenville metro as an independent contractor.
What this role is
You will manage a portfolio of single-family rental homes on behalf of the property owners who hire our brokerage. This is licensed real estate work, not sales. Day to day, that means marketing and showing vacant homes, screening applications, executing leases, coordinating repairs with vendors, conducting inspections, communicating with owners and residents, and handling move-ins and move-outs. You'll work in the field at properties across the Greenville metro and from your home office, using our software, training, and technical support team.
Affiliation and compensation
This is a 1099 independent contractor position, commission-only, with no base salary. There are no fees paid to our company to join, no products to purchase, and no recruiting component of any kind. As with any independent licensed real estate role, you're responsible for maintaining your own SC real estate license and carrying required insurance. Beyond that, ongoing overhead is minimal: we provide the software, lockboxes, and cover most field costs, so fuel is typically your largest day-to-day expense.
You earn a set percentage of the monthly management fee on every home in your portfolio, paid monthly for as long as you manage the account. Income scales directly with the number of homes you manage, so it starts modest while your portfolio is small and grows as it does. Greenville is one of our newest and fastest-growing markets. Rather than inheriting a hand-me-down portfolio, you'll build yours from the ground up with first priority on new owner accounts our company marketing generates in the Greenville metro, alongside accounts you develop yourself with our proven materials and guidance.
Requirements
- Active South Carolina real estate license in good standing, full broker level. No provisional brokers. Your license must be affiliated with our firm, and note that we do not facilitate sales transactions.
- Valid driver's license and reliable transportation for property visits across the Greenville metro.
- Significant housing experience of some type. Property management experience isn't required; we provide one-on-one virtual training, a video knowledge base, and hands-on training as needed. We routinely bring untrained hires to full competence in about six months.
- Availability to respond to genuine property emergencies. They're rare with quality homes, but housing is a serious responsibility and this role requires that major issues get handled when they arise.
What working with us looks like
We focus on mid to high-end single-family rentals owned mostly by local mom-and-pop investors, and we hold both properties and owners to high standards. That focus is why the day-to-day of this job is far less stressful than the industry's reputation suggests. Since 2020 we've evicted roughly 20 residents across well over a thousand signed leases. Our average owner relationship lasts four years and many last a decade, which is what makes management income steady month to month rather than the feast-or-famine cycle common in sales.
