Director of Maintenance
Real Property Management of the Rockies – Fort Collins, CO
Real Property Management of the Rockies is looking for an experienced Director of Maintenance to lead the maintenance operations for our growing residential property management portfolio.
This is a leadership and operations position, not a hands-on maintenance technician role. You will lead our maintenance coordinators, property coordinators, maintenance technicians, inspectors, and network of third-party vendors. You will be responsible for making sure maintenance is completed quickly, correctly, safely, and cost-effectively.
The Director of Maintenance reports directly to the President & CEO and serves as a member of our Senior Leadership Team.
What You’ll Do
You will take ownership of the maintenance operation from the time a work order is submitted through final completion.
Key responsibilities include:
- Lead and develop our maintenance team, including coordinators, technicians, and inspectors.
- Oversee the work-order process and ensure maintenance requests are properly diagnosed, prioritized, dispatched, and completed.
- Build and manage a strong network of licensed third-party vendors.
- Negotiate vendor pricing and hold vendors accountable for responsiveness, quality, and cost.
- Determine which work should be completed by our in-house technicians versus licensed contractors.
- Ensure urgent and habitability-related maintenance issues receive immediate attention.
- Oversee move-in, move-out, periodic, and preventative property inspections.
- Hire, train, coach, and evaluate maintenance department employees.
- Establish and manage departmental KPIs, including response time, completion time, vendor performance, and cost per work order.
- Manage maintenance with a P&L mindset, controlling vendor spend, labor costs, and overall repair costs.
- Identify opportunities to improve systems and processes as our property portfolio continues to grow.
- Work closely with Property Management, Resident Management, Accounting, and company leadership.
The role has significant responsibility for vendor management, cost control, hiring, employee development, and departmental financial performance.
Who We’re Looking For
We’re looking for a strong operational leader who understands both maintenance and people.
The right person is comfortable negotiating with contractors one minute and coaching an employee through a difficult situation the next. You understand that great maintenance isn’t simply fixing things—it’s building systems that consistently deliver great service while controlling cost.
You should be someone who:
- Has experience leading a maintenance, facilities, construction, property management, or similar service operation.
- Has successfully managed employees and outside contractors/vendors.
- Understands residential maintenance and knows when specialized or licensed trades are required.
- Is comfortable managing budgets, expenses, and operational KPIs.
- Can analyze problems and improve processes rather than simply reacting to the next emergency.
- Communicates clearly and holds people accountable.
- Can operate effectively in a fast-moving environment with a large number of simultaneous maintenance requests.
- Takes ownership and enjoys building teams and systems that can scale.

For this position specifically, we measure things such as work-order response and completion times, urgent maintenance resolution, in-house completion rates, vendor reliability, cost per work order, and financial performance.
