The Senior Property Accountant at Prime Urban Properties is responsible for all aspects of company finance organization and processes including month-end close, portfolio-wide account reconciliations, lease abstracting, and budget forecasting. This role ensures compliance with GAAP standards across multiple real estate assets and small business processes.

Financial Reporting & Close
- Month/Quarter/Year-End Close: Manage and execute the closing of general ledgers, ensuring consolidated financials for assigned property portfolios.
- Financial Statements: Prepare and review monthly balance sheets, income statements, and comprehensive financial reporting packages.
- Variance Analysis: Conduct deep-dive variance analyses, comparing actual property revenues and expenses against budgeted figures to present to executive leadership.
- Lender & Investor Reporting: Prepare compliance packages and reports for clients, investor groups, and banks.
Accounts Receivable & Payable
- Lease Administration: Analyze lease documents to understand their impact on income statements, track rent escalations, and maintain straight-line rent schedules.
- Tenant Receivables: Monitor accounts receivable, identify collection issues, assess bad debt, and ensure accurate tenant billing (rent, CAM, utilities).
- Payable Approvals: Review and approve vendor invoices and expense reports as part of the accounts payable workflow.
- Managing exceptions (lost checks, voids, reissues, ACH setups)
- Oversee filing, data, and accounting support staff: Utilize dedicated support staff to manage all financial systems and tasks.
Asset & Cash Management
- Daily cash monitoring and inter‑account transfers
- Bank Reconciliations: Perform and review bank account reconciliations and oversee corporate or property cash flow.
- Fixed Assets: Maintain subledgers for fixed assets and capital projects, tracking depreciation, job costs, and capital commitments.
- CAM & Tax Reconciliations: Calculate and reconcile Common Area Maintenance (CAM) charges, utility reimbursements, and property taxes.
Budgeting, Audits & Compliance
- Budget Forecasting: Assist the CFO, Controller, and Property Managers in preparing annual budgets and quarterly forecasts.
- Tax Packages: Compile year-end financial data ahead of tax filings and 1099 processing.
- Internal Controls: Implement and maintain accounting procedures and policies to ensure strict compliance with GAAP.Play a lead, key role in annual commercial tenant Common Area Maintenance reconciliations.
The Ideal Candidate:
- Possesses experience in financial management and accounting; ideally in property management related systems and procedures
- Excellent people skills and experience collaborating with coworkers in a small business setting
- Demonstrates resourcefulness in setting priorities and proposing improved processes and systems
- Self-motivated and flexible, capable of multi-tasking without compromising quality, precision, accuracy, confidentiality, and timeliness
- Possesses property management software experience – preferably AppFolio.
- Possesses an aptitude for recognizing and anticipating opportunities to improve upon existing systems and procedures while remaining aligned with the company’s overall mission and strategic vision
- Bachelor’s or Master’s degree in Accounting, Business Management, Real Estate, or Finance and at least five years’ experience in the field
