ThirtyOne50 Management is seeking motivated candidates to join our team for our Compliance Specialist position.
Under the direction of the Vice President of Compliance and Leasing, the Compliance Specialist is primarily responsible for monitoring the affordable component on all affordable apartment communities under management by Thirtyone50 Management. The Compliance Specialist will interpret and apply Fair Housing, LIHTC, HOME and other affordable housing guidelines and regulations to oversee the new resident qualification process, re-certifications, database management and overall program compliance and resident file maintenance.
Qualifications:
· Two or more years’ experience in multi-family affordable housing compliance preferred.
· Knowledge of LIHTC (Low-Income Housing Tax Credit), HOME, Affordable Housing and Fair Housing Laws
· Strong organization and time management skills
· Knowledge of Yardi Voyager software is preferred.
Specific Duties and Responsibilities: The following reflects Thirtyone50 Management’s definition of essential functions for this job but does not restrict the tasks that may be assigned.
· Attending regular compliance meetings with the Vice President of Compliance and Leasing, Compliance Manager and Regional Manager(s) for reporting and direction.
· Ensure compliance with all funding sources and regulatory agencies including, but not limited to, HHFDC; DHHL; and other local, State and Federal lending agencies; Limited Partners and other investors.
· Review and approve/deny new applicant files and annual recertification files for regulatory eligibility and work with staff for necessary corrections.
· Monitor continuing program compliance for all properties.
· Field inquiries from on-site staff on questions directly related to property specific compliance requirements.
· Oversee implementation of new rents, income limits, and utility allowances and distributes this information to on-site staff and site supervisors.
· Assists in preparing on-site staff for agency file audits.
· Attending on-site audits conducted by regulatory agencies.
· Provide compliance and Yardi Voyager software training for all on-site staff.
· Respond to all file agency audit findings.
- Participate in annual staff workshops on changes to regulations, Fair Housing workshops and other in-house or outsourced training.
- Assist in lease-ups of newly opened properties.
- Demonstrate high standards of conduct and ethics as well as appropriate judgment, independence, and discretion.
- Perform other duties, assignments, and special projects as assigned.
- Travel to properties within the portfolio to conduct compliance visits as needed- required.
Education and/or Experience:
· Two years of experience in multi-family affordable housing compliance, real estate, or similar industry.
· Experience preparing and auditing tenant files is significantly favored.
· Excellent verbal and written communication skills.
· Moderate to advanced proficiency with the MS Office
· Have a high school diploma or GED.
· Affordable housing designations and/or certifications preferred. Working knowledge of Yardi Voyager software
Pay: $52,000.00 - $58,240.00 per year
