The Project Manager is responsible for leading and overseeing all project-related operations within the company residential maintenance team, capital improvements, and vendor-managed work. This role ensures that all projects are completed on time, within budget, and to company quality standards. This is a hands-on leadership position requiring strong organizational ability, decision-making skills, and the capacity to manage multiple projects simultaneously while maintaining consistent communication with internal departments, vendors, and leadership.

Key Responsibilities:
Project Oversight & Execution
- Fully accountable for all general maintenance projects, vendor jobs, and capital projects.
- Ensures all projects are completed on time, on budget, and meeting company quality standards.
- Communicates clear scopes and expectations to the APM and vendors.
- Ensures projects have required materials, approvals, and vendor commitments prior to start.
- Approves and documents scope changes or change orders before additional work begins.
- Responsible for dozens of smaller projects simultaneously
Scheduling & Workflow Management
- Creates and manages comprehensive project schedules for all jobs.
- Ensures daily visibility of schedules for vendors, crews, and internal departments.
- Quickly adjusts timelines when delays occur and communicates changes promptly to necessary departments.
Budget & Profit Control
- Tracks project spending and overall profitability.
- Ensures deposits are collected before work begins and final payments upon completion.
- Reviews and approves major invoices before submission to Accounting.
- Identifies and addresses potential financial overruns early.
- Ensures estimates and vendor proposals align with budget expectations.
- Monitors cost impacts from scope changes to prevent unauthorized budget creep.
Quality Control
- Ensures all completed work meets company quality standards before marking units complete.
- Confirms that vendor work aligns with approved scope requirements.
- Conducts routine quality audits on turnovers, renovations, and inspections.
Reporting & Documentation
- Provides weekly progress, issue, and financial updates to the Director of Operations and Maintenance Management team.
- Delivers cross-department updates to Leasing, Maintenance, Accounting, and Property Management.
- Ensures all status updates in Joist, Turn Board, AppFolio, and related systems are current and accurate.
- Ensures project files, photos, notes, scopes, and status boards are fully updated and maintained daily.

Pay: $80,000.00 - $90,000.00 per year
