Maintenance Technician – Pool & Grounds
We are seeking a dependable, hardworking Maintenance Technician – Pool & Grounds to join our apartment community maintenance team. This position will primarily be responsible for swimming pool maintenance, property grounds, exterior appearance, and general upkeep of the community.
Our regular mowing, edging, and landscape maintenance is performed by an outside landscaping company. This position is responsible for keeping the property looking its best between landscaping visits, addressing areas that need additional attention, and handling day-to-day exterior maintenance throughout the community.
Primary Responsibilities
- Perform daily and routine maintenance of community swimming pools
- Test and maintain proper pool water chemistry
- Add pool chemicals as needed and maintain chemical logs
- Clean pools, skimmers, baskets, filters, pool decks, and surrounding areas
- Monitor pool equipment and report or address maintenance issues
- Keep pool furniture and pool areas clean and orderly
- Pick up trash and debris throughout the property on a daily basis
- Inspect grounds, parking lots, sidewalks, breezeways, common areas, and dumpster areas
- Keep dumpster and compactor areas clean and free of loose trash
- Blow off sidewalks, entrances, breezeways, and other common areas as needed
- Perform light mowing, edging, trimming, weed removal, and other landscape touch-up work between scheduled visits from our landscaping contractor
- Maintain flower beds, landscaped areas, and other exterior areas as needed
- Assist with pressure washing and exterior cleaning
- Replace exterior light bulbs and perform minor exterior repairs
- Identify and report irrigation, drainage, landscaping, pool, lighting, or property maintenance issues
- Assist the maintenance team with general property maintenance when needed
- Help prepare the property for inspections, resident events, and seasonal needs
- Maintain tools, equipment, and maintenance/storage areas in a clean and organized condition
Qualifications
- Previous apartment maintenance, groundskeeping, pool maintenance, landscaping, or similar experience preferred
- Knowledge of swimming pool maintenance and water chemistry is strongly preferred
- CPO (Certified Pool Operator) certification is preferred; training may be available for the right candidate
- Comfortable working outdoors in varying weather conditions
- Ability to perform physical work including walking the property, bending, lifting, carrying, and working around swimming pools and landscaped areas
- Ability to operate basic lawn and grounds equipment
- Strong attention to detail and pride in keeping a property clean and well maintained
- Dependable and able to work independently without constant supervision
- Ability to recognize maintenance problems and communicate them to management
- Valid driver's license and reliable transportation preferred
What We're Looking For
The ideal candidate is someone who notices the little things. If there is trash in the parking lot, weeds around a sign, leaves around the pool, an overflowing trash can, or an area the landscaping crew missed, we want someone who sees it and takes care of it without having to be asked.

Job Type: Prefer Full-Time Time, but could be flexible with a Part-Time schedule

Pay: $15.00 - $18.00 per hour
