Overview
The Maintenance Technician is responsible for maintaining the physical condition, safety and functionality of an apartment community with roughly 100 units. This role ensures units, common areas and building systems operate effectively through preventative maintenance, timely repairs and exceptional resident service. The ideal candidate is dependable, skilled in general trades and committed to delivering a safe, clean and well maintained living environment.
Key Responsibilities
- Perform routine and preventative maintenance tasks across the property
- Complete work orders related to: HVAC troubleshooting, Plumbing repairs (faucets, toilets, drains, leaks), Electrical repairs (outlets, fixtures, breakers), Appliance repairs and installations and Carpentry, flooring, drywall patching and Painting and touch-ups
- Maintain common areas, grounds and building exteriors
- Ensure all safety standards and building codes are met
- Prepare vacated units for new residents including: cleaning, painting, repairs and fixture replacements, ensuring appliances, plumbing and electrical systems are fully operational
- Addressing any health or safety issues prior to move-in
- Complete make ready tasks within targeted turnaround times
- Respond promptly to emergency work orders and property wide issues
- Participate in the on call rotation (evenings/weekends) and ensure after hours issues are resolved safely and efficiently
- Provide professional, courteous service to residents while completing repairs
- Follow up on completed work orders to ensure resident satisfaction
- Document all work performed accurately and timely
- Conduct regular inspections of building systems and common areas
- Maintain tools, equipment and maintenance shop
- Report major repair needs, safety hazards or capital improvement issues to management
- Follow all Fair Housing, OSHA and property safety guidelines
- Maintain accurate maintenance logs and records
- Support compliance with local/state building codes and inspection requirements
Preferred Qualifications
- 1 - 3 years of maintenance experience in multifamily, residential, hotel or commercial properties
- Basic proficiency in plumbing, electrical, HVAC, carpentry and appliance repair
- Ability to prioritize tasks and manage time effectively
- Strong troubleshooting skills and attention to detail
- Valid driver’s license and reliable transportation
- Ability to participate in on call rotation
- Experience in a 100+ unit apartment community
- Certifications such as: HVAC/EPA Type I or II, Electrical/Plumbing coursework
- CPO Certification - Certified Pool Operator
- Experience with maintenance management software (ResMan)
- Hands-on electrical experience including troubleshooting with schematics and using tools such as ohmmeters
- Familiarity with Programmable Logic Controllers (PLCs) for automation troubleshooting
- Experience with CMMS software for work order management is preferred
