General Summary:
Under general supervision, the Commercial Real Estate Loan Underwriter I is responsible for supporting the credit union’s commercial real estate lending function through annual term loan reviews, portfolio monitoring, financial analysis, collateral review, and assistance with loan origination underwriting. This position evaluates borrower and guarantor financial performance, property cash flow, collateral position, covenant compliance, and related credit risks to support sound lending decisions and ongoing portfolio management. This role serves as an entry-level or developing commercial real estate underwriting position and is expected to build technical underwriting expertise while supporting Relationship Managers, Credit Administration, loan participants, and other internal stakeholders
Principal Accountabilities (95%):
Annual Term Loan Reviews and Portfolio Monitoring

Conducts annual term loan reviews for assigned commercial real estate relationships to monitor portfolio performance and identify emerging credit concerns.

Responsibilities include reviewing borrower and guarantor financial statements, tax returns, rent rolls, operating statements, credit reports, covenant compliance, reporting requirements, and documentation exceptions.

Evaluates repayment capacity, collateral position, current risk rating, property performance, market conditions, and overall credit quality.

Prepares formal loan review memorandums and portfolio monitoring reports, recommends risk rating changes when appropriate, and communicates findings to Relationship Managers, Credit Administration, loan participants, and other internal stakeholders.
Commercial Real Estate Origination Underwriting Support

Assists with commercial real estate loan origination underwriting by spreading historical financial statements, analyzing property cash flow, reviewing borrower and guarantor financial capacity, and evaluating projected repayment performance based on historical trends.

Performs preliminary collateral analysis, reviews appraisals, environmental reports, market data, and other due diligence materials, and assists in the preparation of credit presentations and loan approval packages.

Provides Relationship Managers with preliminary assessments, identifies additional due diligence needs, and supports the completion of formal underwriting recommendations.
Property, Collateral, and Environmental Review

Reviews and analyzes property-related information to support annual reviews and loan underwriting activities.

Identifies potential collateral or environmental concerns and communicates findings to Relationship Managers and Credit Administration for further review or follow-up, as needed.
Credit Administration and Department Support

Maintains accurate, organized, and timely underwriting files, review materials, and supporting documentation.

Monitors assigned reporting requirements, loan review deadlines, and follow-up items based on loan risk or portfolio needs.
Secondary Accountabilities (5%):

Performs other duties as assigned.

Provides support to other areas of the Business Banking department as needed

Complies with BSA requirements as commensurate with position.
Commercial Real Estate Loan Underwriter I - Position Requirement and Qualifications:
Abilities:

Knowledge, Education, Certifications, Licenses:

Foundational knowledge of commercial real estate underwriting, commercial credit analysis, or real estate secured lending is required.

A four-year college degree in business, finance, accounting, economics, real estate, or a related field is preferred. Equivalent coursework, training, or relevant financial institution experience may be considered
Experience:
-
One to three years of experience in commercial credit analysis, loan review, commercial real estate underwriting, real estate secured lending, financial analysis, or related financial institution experience is preferred.

Experience reviewing financial statements, tax returns, rent rolls, operating statements, collateral information, loan documentation, or property-related due diligence is desirable.
Commercial Real Estate Loan Underwriter II - Position Requirement and Qualifications:

Must be able to identify credit concerns, evaluate borrower and property trends, recommend risk mitigation strategies, and present underwriting conclusions clearly and professionally.

Must be able to manage a diversified portfolio review workload while maintaining quality, accuracy, timeliness, and appropriate prioritization.

Must be able to work collaboratively and effectively with Relationship Managers, Credit Administration, loan participants, processors, and other internal stakeholders
Knowledge, Education, Certifications, Licenses:

Strong working knowledge of commercial real estate underwriting, commercial credit analysis, real estate secured lending, collateral analysis, financial spreading, cash flow analysis, and credit structuring is required.

Knowledge of commercial real estate loan documentation, covenant monitoring, risk rating analysis, appraisal review, environmental due diligence, portfolio monitoring, and credit administration practices is preferred.

A four-year college degree in business, finance, accounting, economics, real estate, or a related field is preferred. Equivalent coursework, training, or relevant financial institution experience may be considered.
Experience:

Three to six years of commercial real estate underwriting experience, commercial credit analysis, loan review, real estate secured lending, or related financial institution experience is preferred.

Experience independently underwriting commercial real estate loan originations, completing annual loan reviews, analyzing borrower and guarantor financial strength, evaluating property cash flow, and preparing formal credit presentations is preferred.

Experience with moderate-to-complex commercial real estate relationships, credit structuring, watch-list or criticized asset monitoring, and risk mitigation recommendations is desirable.
