Maintenance Technician I

Full-time | Monday–Friday | $19.13-$20.13 per hour
Position Summary
The Bay City Housing Commission is seeking a dependable and service-oriented Maintenance Technician I to help maintain our affordable housing properties throughout the Bay City area.
This is a hands-on position involving general residential maintenance, repairs, unit preparation, groundskeeping, preventive maintenance, and resident work orders. The successful candidate will be comfortable working independently and as part of a team, interacting professionally with residents, and completing assigned work safely and efficiently.
This position offers opportunities to advance into higher maintenance classifications through demonstrated performance, experience, training, certifications, and leadership.
Compensation
- Starting wage: $19.13 per hour
- Scheduled wage progression to $20.13 per hour after 12 months
- Full-time, non-exempt position
- Regular schedule: Monday through Friday, 7:30 a.m. to 4:00 p.m.
- Some after-hours, weekend, and holiday on-call work is required
Primary Responsibilities
- Complete resident work orders involving routine maintenance and repairs.
- Inspect apartments, buildings, grounds, facilities, and equipment to identify needed maintenance.
- Prepare vacant units for occupancy.
- Perform general carpentry, plumbing, electrical, painting, drywall, caulking, flooring, appliance, cabinet, countertop, door, and fixture repairs.
- Assist with custodial work and property upkeep at high-rise and scattered-site housing locations.
- Perform preventive maintenance on building systems, machinery, vehicles, tractors, lawn equipment, and snow-removal equipment.
- Diagnose basic mechanical and maintenance problems and determine appropriate corrective action.
- Assist with building and unit inspections conducted under Bay City Housing Commission, HUD, and MSHDA requirements.
- Perform lawn care, landscaping, snow removal, and other seasonal groundskeeping duties.
- Move furniture, equipment, appliances, materials, and supplies using appropriate safety procedures.
- Communicate with property management staff regarding work-order status, repair needs, and outstanding issues.
- Respond to emergency and after-hours maintenance calls when assigned.
- Follow established safety procedures, maintenance protocols, and Housing Commission policies.
- Perform other related duties consistent with the employee’s skills and experience.
Minimum Qualifications
- High school diploma or GED.
- At least two years of experience in rental-property maintenance, residential maintenance, construction, rehabilitation, or a closely related field.
- General working knowledge of residential repairs and maintenance.
- Valid Michigan driver’s license.
- Ability to use a computer, email, smartphone applications, and maintenance-management software.
- Ability to work effectively with coworkers, supervisors, residents, and outside contractors.
- Strong customer-service skills and the ability to follow instructions and manage assigned work.
- Must reside within 25 miles of the Bay City limits.
- Must successfully complete required pre-employment screening.
Physical and Working Requirements
This position regularly involves working indoors and outdoors in varying weather conditions and around mechanical equipment, maintenance materials, noise, dust, fumes, and other conditions commonly associated with property maintenance.
The employee must be able to:
- Stand and walk for extended periods.
- Bend, kneel, squat, climb, reach, and work in confined or elevated areas.
- Regularly use tools and maintenance equipment.
- Lift and carry at least 50 pounds.
- Push or pull up to 100 pounds occasionally.
- Safely wear and use required personal protective equipment.
