HOURS: Approximately 20 hours per week working Monday through Friday on-duty hours as assigned by the Management based on operational needs. Occasional evening, weekend, or emergency response work may be required depending on property needs and unforeseen situations. Schedule may vary based on operational and project requirements.
SUMMARY OF RESPONSIBILITIES: Responsible for assisting with the overall cleanliness, appearance, and maintenance of the property’s buildings, grounds, common areas, and equipment systems. This position supports the Maintenance Chief in performing routine maintenance, groundskeeping, preventative maintenance, and repair work while helping maintain a high standard of appearance and functionality throughout the property.
The ideal candidate is dependable, self-motivated, detail-oriented, and enjoys hands-on work in both indoor and outdoor environments.
ESSENTIAL DUTIES AND RESPONSIBILITIES: Duties may include, but are not limited to the following:
- Perform daily upkeep of building and common areas and keep grounds neat and free of litter and debris.
- Perform landscape maintenance: including trimming hedges, pruning plants, removing dry foliage, raking leaves, mowing lawn areas, planting shrubs and flowers, and assisting with irrigation maintenance and minor irrigation repairs.
- Assist with inspections of buildings, grounds equipment, and common areas for safety concerns or maintenance needs.
- Assist with and perform minor routine maintenance and repair tasks under the direction of the Maintenance Chief.
- Assist with periodic general preventative maintenance of building systems including plumbing, electrical, HVAC, mechanical, pool/spa, irrigation, and other property equipment.
- Assist with pool and spa maintenance, water testing, and general equipment upkeep.
- Respond quickly to emergency situations.
- Perform and/or assist with electrical, plumbing, painting, drywall, carpentry repair and troubleshooting as assigned.
- Assist with maintaining organized storage areas, tools, equipment, and maintenance inventory.
- Respond promptly and professionally to maintenance requests and property-related concerns.
- Report maintenance issues, completed work, needed repairs, and supply needs to the Maintenance Chief.
- Maintain maintenance logs, work orders, and related records as assigned.
- Maintain clean and safe work areas and follow all applicable safety procedures and OSHA guidelines.
- Ensure the cleanliness and appearance of all work areas. Perform work area clean-up on a daily basis.
- Be familiar with and conform to all written operating procedures associated with the site.
- Interact professionally and courteously with residents, guests, vendors, contractors, and fellow employees.
- Assist with special projects and other duties as assigned by Management.

QUALIFICATIONS: A Background check and Drug test will be required and must be passed. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
EDUCATION and EXPERIENCE:
- High school education or equivalent combination of education and experience or trade school required.
- Minimum of two (2) years of experience in building maintenance, groundskeeping, landscaping, or related maintenance work preferred.
LANGUAGE SKILLS: The ability to read, write, and communicate effectively in English.
GENERAL REQUIREMENTS, KNOWLEDGE, SKILLS, ABILITIES, AND OTHER CHARACTERISTICS:
- Basic knowledge of building maintenance and groundskeeping practices.
- Ability to operate safely all necessary hand tools, power tools, mower, edger, move aids, mechanical equipment, measuring, and metering devices.
- Strong customer service and communication skills.
- Ability to prioritize tasks and work independently with minimal supervision.
- Ability to work collaboratively with staff, vendors, and contractors.
- Ability to handle multiple projects and make decisions that accurately reflect the assessment of priority, time, and effort.
- Demonstrate good work habits including punctuality, regular attendance, and efficient use of time.
- Basic understanding of OSHA safety practices related to residential building maintenance.
- Knowledge of irrigation systems, pool/spa maintenance, and landscaping preferred but not required.
- Knowledge and understanding of blueprints preferred but not required.
- Available for emergencies outside of work hours.
- Amount of Overtime: As needed for emergencies.
- Possession of State of Hawaii Driver’s License and a reliable personal transportation to report to work and respond to job-related needs as required.
- Possess a cheerful outlook, a high level of flexibility, and handles interruptions well.
- Dependable attendance, punctuality, flexibility, professionalism, and willingness to learn.
PHYSICAL REQUIREMENTS:
- Ability to walk, stand, kneel, crouch, climb, crawl, work in confined spaces, work outdoors at heights, etc. to reach items in need of repair/maintenance.
- Ability to work indoors and outdoors in varying weather conditions.
- Occasional lifting, carrying, loading/unloading.
- Ability to safely operate maintenance equipment, tools, and machinery.
- Ability to safely lift, carry, push, pull, load, and unload up to 50 lbs.
- Exposure to outdoor weather conditions, dust, chemicals, noise, humidity, and mechanical equipment may occur.
