POSITION SUMMARY: The Jack White Property Management Maintenance Technician reports to the Property Maintenance Manager and is experienced, hard-working, and communicative. They are responsible for overall maintenance of managed properties and other maintenance orders, including bids, repairs, and general maintenance. Immediate opening available, independent self-starters preferred.
CORE RESPONSIBILITIES:
- Create bids for and perform make ready jobs, tenant improvements, remodels, and other improvement projects.
- Perform plumbing, electrical, carpentry, painting, and drywall repairs.
- Receive work orders from Property Maintenance Manager daily and ensure that the job scope is understood.
- Participate in all assigned maintenance projects and ensure all work is done properly and in a timely manner.
- Keep track of outstanding work orders until job completion.
- Keep manager(s) informed of any issues/problems that may come up during jobs via email, call, or text.
- Ensure timecards are filled out properly prior to submitting to maintenance billing, i.e., proper job description, unit number, property, and work order number.
- Keep track of all receipts associated with jobs and submit them to accounting to be billed. Ensure that receipts have the proper building number and suite number reference prior to submission.
- Inspect grounds and building exterior/interior, as required by residential or commercial property management, to ensure safe conditions free of liability and maintenance issues.
- Regulate and keep maintenance expenditures in check.
- Regularly check and inspect materials, tools, and general supplies inventory, submit orders for authorization, and place them when needed.
- Regularly check proper utilization and upkeep of maintenance equipment.
- Provide others with on-the-job instruction when necessary to increase the skill of existing maintenance personnel and ensure job safety.
- Periodically tour managed properties to look for maintenance issues and potential liability hazards and make recommendations to Residential and Commercial Property Management on necessary maintenance repairs, preventive maintenance, and property improvements.
- Perform outside repairs and contract work when authorized by the Property Maintenance Manager and/or Jack White Commercial Broker.
- Coordinate and work on-call to ensure that 24-hour maintenance is provided to managed properties; on call approximately 1 week per month.
- Keep work areas, maintenance shop, and property project areas organized and clean.

QUALIFICATIONS:
- General Plumbing, Electrical, HVAC, Roofing and Construction experience and knowledge are required; any corresponding certifications are considered an advantage and are preferred.
- At least 2 years of general, multi-family, and/or commercial maintenance experience required.
- Previous experience in maintenance, facilities, and/or construction capacity preferred.
- Be able to perform and conduct various construction projects such as build-outs, make ready projects, and remodels.
- Must be capable of using and climbing extension ladder to access roof, windows, and siding to make repairs as needed.
- Must be able to lift and carry at least fifty (50) lbs.
- Must be able to communicate and work as part of a team effectively.
- Must be able to perform emergency maintenance as necessary.
- Must have a reliable and insured vehicle and a good driving record and the ability to travel to and from home office, maintenance shop, and various job sites.
- High school diploma or equivalent required.
