MAINTENANCE TECHNICIAN — ODESSA, TX (TWO OPENINGS)

Altus Management Group is seeking two experienced, skilled, and genuinely hands-on Maintenance Technicians to join our Odessa team — one based at Brookview Apartments and one based at Madison Square Apartments. Both are vintage-style multifamily communities that call for technicians who take real ownership of their property, lead with urgency, and bring consistent quality to every work order, every unit turn, and every property walk.
These are not light-duty roles. We need technicians who are comfortable in the crawl space, confident at the electrical panel, and skilled enough to diagnose a plumbing issue before it becomes a flood. If that is you — keep reading.
TWO POSITIONS. ONE STANDARD.
Brookview Apartments — Odessa, TX
A vintage multifamily community with character and history. Brookview needs a technician who takes pride in every unit they touch and treats the property like it is their own. Strong technical skills, proactive property walks, and a team-first attitude are a must.
Madison Square Apartments — Odessa, TX
A 300-unit vintage multifamily community with an affordable housing component. Madison Square is the larger of the two properties and demands a technician with the technical depth, organizational skills, and urgency to manage a high volume of work orders without sacrificing quality or consistency.
Both positions are full-time, on-site roles. Candidates may apply for one or both — we will place the right person at the right property.
CERTIFICATIONS
We are looking for technicians with strong hands-on skills across HVAC, plumbing, and electrical. The following certifications are preferred and will be prioritized in our review process:
- EPA 608 Certification — preferred
- CPO — Certified Pool Operator — preferred
- HVAC Certification or equivalent hands-on HVAC experience — preferred
Candidates without current certifications but with strong hands-on experience in all three disciplines are still encouraged to apply. Skills and field experience matter here.
ROLES & RESPONSIBILITIES
Electrical & Appliances
- Diagnose and repair electrical fixtures, switches, circuits, and panels hands-on
- Service and repair appliances including HVAC units, refrigerators, ranges, and water heaters
- Ensure all electrical work meets applicable safety codes and Altus community standards
- Identify and address electrical issues proactively before they escalate into safety concerns
Plumbing
- Repair and replace faucets, toilets, valves, supply lines, and drainage components
- Diagnose and resolve leaks, clogs, and drainage issues quickly and correctly the first time
- Handle complex plumbing repairs that require senior-level skill and sound judgment
- Coordinate with outside vendors only when the scope of work genuinely requires it
HVAC
- Perform HVAC diagnostics, repairs, filter changes, and seasonal preventive maintenance
- Service and maintain all HVAC equipment across the property proactively
- Ensure all heating and cooling systems are operating efficiently year-round
- Handle refrigerant in compliance with EPA 608 certification requirements when certified
Pool Operations
- Maintain pool chemical balance, water quality, and overall pool cleanliness when applicable
- Perform routine pool equipment inspections and service
- Ensure pool facilities meet all health, safety, and regulatory requirements
- Maintain accurate pool logs and treatment records consistently
Unit Turns & Inspections
- Complete vacant unit turns within 3 to 6 days of resident move-out
- Assist with move-in, move-out, and annual unit inspections
- Ensure every unit is fully rent-ready, functional, and move-in ready before keys are handed over
- Maintain make-ready standards that consistently reflect the Altus standard of excellence
Curb Appeal & Grounds
- Walk the property regularly and address issues proactively before they escalate
- Maintain grounds, landscaping, irrigation systems, and exterior appearance
- Keep all common areas clean including hallways, laundry rooms, restrooms, and breezeways
- Manage and maintain accurate inventory of tools, equipment, and supplies on-site
Team & Communication
- Collaborate daily with the Community Director and Maintenance Supervisor
- Communicate clearly and promptly on work order status, supply needs, and property issues
- Bring a solutions mindset — identify problems early and act before they become larger issues
- Support fellow team members and contribute to a positive, accountable team culture
WHAT YOU BRING
- Proven hands-on maintenance experience, preferably in multifamily property management
- Strong working knowledge of electrical systems including appliances, circuits, and fixtures
- Solid plumbing experience ranging from minor repairs to complex replacements
- HVAC knowledge and hands-on experience — certification preferred
- EPA 608 certification preferred — candidates without it but with refrigerant handling experience encouraged to apply
- CPO Certified Pool Operator preferred — especially for the Madison Square position
- Ability to lift 75 pounds and safely work from ladders and in confined spaces
- Highly organized with the ability to manage multiple priorities across a busy property
- Valid driver's license, current auto insurance, and reliable transportation
- Strong communication skills — written and verbal — with team members and residents
- Proactive mindset — you identify issues on your walk and fix them before being asked
