Location: La Crescenta, CA (Properties throughout the Glendale area)

Salary: Starting at $70,000 annually (DOE) + Performance Bonuses
Position Summary
SIG Property Management is a fast-growing property management company seeking an energetic, organized, and experienced Property Portfolio Supervisor to oversee a portfolio of residential and commercial properties and provide exceptional service to property owners and tenants. The ideal candidate is a self-starter with excellent communication, leadership, and problem-solving skills who thrives in a fast-paced environment.
This position requires a combination of office work, field inspections, and regular interaction with tenants, vendors, and property owners. A company vehicle, laptop and cell phone are provided for business use.
Qualifications
- Minimum of 3 years of property management experience required.
- Experience managing multiple properties and working directly with multiple property owners.
- California Real Estate License required or willingness to obtain one within six months of employment (company assistance available).
- Armenian speaking is a plus.
- Valid California driver's license with a clean driving record.
- Strong organizational, time management, and multitasking skills.
- Excellent verbal and written communication skills.
- Ability to work independently and make sound decisions under pressure.
- Proficient with Microsoft Office, property management software, email, and mobile technology.
- Ability to prioritize multiple projects while meeting deadlines.
Essential Duties and Responsibilities
- Manage a portfolio of residential and commercial properties on behalf of multiple owners.
- Serve as the primary point of contact for assigned property owners and tenants.
- Coordinate maintenance requests and emergency repairs with vendors and contractors.
- Conduct routine property inspections and prepare detailed inspection reports.
- Perform move-in and move-out inspections and document property conditions.
- Coordinate tenant turnovers, unit preparation, and leasing readiness.
- Handle daily maintenance emergencies and ensure timely resolution.
- Monitor rent collections and follow up on delinquent accounts.
- Prepare and post legal notices as required.
- Coordinate vendor scheduling and verify completion of maintenance work.
- Obtain vendor estimates and assist with bidding for repair and improvement projects.
- Maintain accurate property files, inspection records, and maintenance documentation.
- Respond promptly to tenant questions, concerns, and complaints while providing excellent customer service.
- Build and maintain positive relationships with property owners, residents, contractors, and vendors.
- Ensure properties comply with company standards, local ordinances, and applicable housing regulations.
- Assist with budgeting for repairs, capital improvements, and property operating expenses.
- Monitor vacant units and coordinate cleaning, repairs, and marketing preparation.
- Recommend improvements to increase property value and tenant satisfaction.
- Follow up on unresolved maintenance issues until completion.
- Assist with lease renewals, notices, and tenant communications.
- Coordinate utility transfers and vendor access when necessary.
- Maintain regular communication with management regarding portfolio performance.
- Prepare reports for ownership regarding maintenance, vacancies, collections, and property conditions.
- Support leasing staff when needed by coordinating property access and unit readiness.
- Participate in special projects and company initiatives as assigned.
- Occasionally respond to after-hours emergencies or weekend issues when necessary (compensated).
Physical Requirements
- Ability to drive between multiple properties throughout the workday.
- Walk properties, climb stairs, and inspect interiors and exteriors.
- Occasionally lift up to 25 pounds.
- Ability to work both indoors and outdoors in varying weather conditions.

Schedule
· The normal work schedule is Monday through Friday during regular business hours.
· This is a salaried, exempt position. The employee is expected to work the hours necessary to effectively perform the duties and responsibilities of the position and to meet the operational needs of the Company.
· Work hours may vary from day to day depending on business demands and are not limited to a fixed daily schedule.
· Regular attendance, punctuality, and availability during normal business hours are required.
· The employee is expected to monitor and respond to business emails in a timely manner and to be available for occasional business-related phone calls outside of normal business hours, including weekends, when necessary to support operations or address time-sensitive matters.
· Occasional evening, after-hours, and weekend work may be required to respond to emergencies, attend meetings, or meet business needs.
Work Location
This position is based out of the corporate office with regular travel to multiple residential properties primarily located within a 10-mile radius of Glendale, California.
