Job Purpose-
Maintenance Person I performs general, preventive, and emergency maintenance tasks to support the safety, appearance, and functionality of the property. This role works within the ALICE Maintenance system to receive, complete, and document work orders and preventive maintenance activities. Work is performed under direct supervision with guidance and training provided.
Essential Duties and Responsibilities
- Complete assigned maintenance tasks safely and efficiently
- Perform basic to intermediate repairs (plumbing, electrical, carpentry, painting) appropriate to skill level
- Maintain interior and exterior property standards
- Respond to guest and operational requests promptly and professionally
- Support seasonal tasks including snow removal and grounds upkeep
ALICE System & Work Order Responsibilities
- Use ALICE as the primary system for receiving and closing maintenance work orders
- Document completed work accurately with notes, photos, and status updates in ALICE
- Follow prioritization and assignment workflows established by the Maintenance Supervisor
- Complete assigned Preventive Maintenance (PM) tasks scheduled through ALICE
- Communicate task status or delays through ALICE in a timely manner
Preventive Maintenance Support
- Complete PM tasks as assigned within ALICE schedules
- Follow procedures and checklists provided by equipment manufacturers or leadership
- Report recurring issues or equipment concerns to the Maintenance Supervisor
Qualifications
High School Diploma or Equivalent
Maintenance, building operations, or trade experience preferred; level dependent on role
Physical Demands
- Ability to lift up to 65 pounds
- Ability to climb, kneel, bend, squat, walk, push, and pull
- Ability to work indoors and outdoors in varying weather conditions
