Position: Property Manager
Location: Brunswick, New York 12180
Pay Rate: $70,000-$92,000

Our client is looking for a Property Manager to take the lead on a dynamic portfolio of 280 residential units, including LIHTC housing, older adult/assisted living communities, and scattered-site properties.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Build strong, trust-based relationships with residents
- Deliver responsive, high-quality customer service
- Manage recertifications, lease renewals, and tenant communications
- Support residents with access to services and benefits
- Handle arrears and partner with legal/collections when needed
OPERATIONS AND PROPERTY MANAGEMENT
- Keep properties running smoothly and within budget
- Oversee maintenance coordination and unit turnover (30-day readiness goal!)
- Conduct move-in/move-out inspections
- Ensure code compliance and resolve repair issues
- Manage invoices, purchase orders, and vendor coordination
- Step in during emergencies when needed
- Other duties as assigned
COMPETENCIES
- Yardi experience
- Certified Housing Assistant Manager (CHAM) preferred
- Bilingual (Spanish/English) strongly preferred
- 2+ years of property management experience (Bachelor’s = 1+ year)
- Strong communication and relationship-building skills
- High attention to detail and ability to juggle priorities
- Experience with affordable housing (a big plus!)
- Willingness to obtain LIHTC certification within 6 months
