Job Overview
Superintendent: Three hundred unit, 6 building coop apartment complex located in Corona, Queens, New York. Six buidings, fifty apartments within each building.
We are seeking a dynamic and experienced Full-Time Superintendent to lead and oversee construction projects from inception to completion. This role is vital in ensuring that projects are delivered on time, within budget, and to the highest quality standards. The ideal candidate will possess a strong background in construction management, excellent leadership skills, and a keen eye for detail. As a Superintendent, you will coordinate all on-site activities, manage teams effectively, and ensure compliance with safety regulations, . Your expertise will drive project success while fostering a collaborative and safe work environment.
Responsibilities
- Local 32BJ Superintendent Position - Full Time
- Overall building/property maintenance, cleanliness, general repairs and oversight of building staff.
- Must possess administrative skills and be proficient in basic computer skills with the ability to respond to email and maintain online records.
- Maitain work logs, monitor employee time, keep inventory and providing Property Manager with weekly reports;
- Excellent organizational communication interpersonal and time management skills;
- Ability to manage multiple tasks and proritize with efficiency and acuracy and with a commitment to maintaining high building standards.
- Excellent and professional customer serivce skills and ability to work well with others.
- Able to supervise and delegate tasks to a three porter staff and handyman.
- Coordinate scheduling with staff and maintaining proper staff coverage of all buildings.
- Must possess FDNY sprinkler/standpipe licenses certifications and requirements along with maintaining building mechanical systems including two newly installed hybrid boiler systems, seasonal equipment and fire systems.
- Working knowledge and experience of all trade types (carpentry, plumbing, painting, plastering, electrical and mechanical, etc.)
- Ability to respond to Shareholder issues and work orders/requests promptly and successfully in a timely manner.
- Must conduct building inspections, correct deficiencies and follow up with residents and manager.
- Position come with a 2 bedroom apartment (following a 90 day probationary period)
- Pets not permitted on the premises.
Pay: From $74,526.40 per year
