JOB SUMMARY
The Maintenance Supervisor oversees and performs technical and mechanical work to ensure the inside and outside of the physical structures, units, grounds, amenities, and common areas of the property meet the Company’s standard for cleanliness, appearance, safety, and overall functionality. This is a full-time position.
KEY RESPONSIBILITIES
● Coordinate turnover of vacant apartments and perform any required maintenance.
● Ensure completion of all service requests.
● Inspect community and apartments on an ongoing basis, recording and correcting deficiencies.
● Assist in ordering supplies and parts within budgetary guidelines and maintain accurate inventory.
● Monitor vendor performance and manage work onsite.
● Deliver notices to residents.
● Become proficient with property management software and ensure proper entry of all information in the system.
● Assist with all capital projects in coordination with the Maintenance Supervisor and the Property Manager.
● Inspect work done by contractors to assess the quality of their work.
● Oversee key control for the property.
● Responsible for being on-call/taking emergency calls as needed seven days a week (week on, week off)
● Must assist and/or work during onsite and offsite events as needed.
● Other duties as assigned.
JOB REQUIREMENTS
● Minimum of 3-5 years of experience as a Maintenance Technician in residential living (multi-family, student housing, senior living).
● Demonstrated ability to manage multiple and complex operational matters on a daily basis.
● Excellent interpersonal skills and oral presentation skills.
● Possess exemplary customer service skills and help retain existing residents through great service.
