- How many years of commercial construction estimating experience do you have, and how much of that experience was with a General Contractor?
- Can you describe your experience with quantity takeoffs, subcontractor/vendor quotations, competitive bidding, and preparing hard-bid or negotiated proposals?
- How experienced are you with estimating across all CSI divisions, and which major construction trades and building systems have you personally estimated?
- Have you supervised or mentored Assistant Estimators or other estimating/preconstruction staff? If so, what responsibilities did you handle, such as training, work review, scheduling, or performance management?
Key Responsibilities
- Manage preconstruction activities for commercial construction, renovation, and ground-up projects across all CSI divisions.
- Supervise and develop Assistant Estimators, including hiring, training, scheduling, work-product review, and performance management.
- Develop strategies for new business development, marketing, and procurement of new client relationships.
- Establish and maintain relationships with existing and prospective clients.
- Manage procurement of documents, project information, and supporting materials for proposals and presentations.
- Lead the preparation and presentation of negotiated, hard-bid, public, and private proposals.
- Develop and lead preconstruction strategies for individual proposals and presentations.
- Establish and maintain subcontractor and vendor relationships.
- Develop clear scopes of work for bidders.
- Pre-qualify new subcontractors and bidders.
- Manage competitive bidding, budgeting, forecasting, contract negotiations, and project awards.
- Analyze potential project risks, challenges, and cost factors.
- Lead quantity takeoffs and coordinate subcontractor/vendor quotations.
- Break down and coordinate scopes of work and cost analysis across all CSI divisions.
- Utilize construction estimating and quantity takeoff software, procurement services, and company databases.
- Follow and improve company estimating practices, processes, and procedures.
- Maintain accurate estimating records for each proposal type and category.
- Lead and manage the preconstruction handoff to the Construction Department.
- Establish and maintain cost databases covering all CSI divisions.
Required Qualifications
- Minimum 5–8 years of experience in a similar estimating position with a commercial building general contractor.
- Strong knowledge of commercial construction.
- Extensive knowledge of CSI divisions and CSI format.
- Extensive knowledge of building construction trades and disciplines.
- Strong experience with construction estimating and quantity takeoffs.
- Experience with subcontractor/vendor quotations and competitive bidding.
- Strong personnel management, leadership, and planning abilities.
- Excellent organizational and project management skills.
- Strong attention to deadlines and details.
- Excellent written and verbal communication skills.
- Ability to manage multiple projects and priorities simultaneously.
- Knowledge of construction estimating software and blueprint-reading tools.
- Strong quotation, documentation, presentation, and sales skills.
Preferred Qualifications
- 4-year degree in Engineering, Architecture, Building Construction, or a related discipline.
- Experience managing or mentoring, estimating/preconstruction staff.
- Strong knowledge of commercial construction methods and building systems.
- Experience with estimating software and construction procurement platforms.
Pay: $100,000.00 - $130,000.00 per year
