About the Role
RORE Modular by ROOF AND REALM is looking for a detail-driven Estimator / Procurement Specialist to own the numbers behind our modular homes. You’ll read plans, build takeoffs and budgets, source competitive pricing from suppliers and trade partners, and keep our costs tight across both factory production and site work — from preconstruction through close-out. If you’re comfortable in spreadsheets, know your way around construction plans, and like using AI tools to work faster, we want to talk to you.
What You’ll Do
- Read and interpret architectural and structural plans, specs, and scopes of work
- Perform accurate material and labor takeoffs for both factory-built modules and site work
- Build and maintain budgets and cost estimates in spreadsheets
- Solicit, compare, and level bids from suppliers and trade partners
- Negotiate pricing and terms to protect project margins
- Issue and manage purchase orders; resolve invoice and PO discrepancies
- Track estimate-vs-actual costs and flag variances early
- Use AI-assisted estimating and takeoff tools to speed up work and reduce errors
- Keep cost and vendor data clean and current
What You Bring
- Experience reading construction plans and producing takeoffs
- Strong spreadsheet skills (formulas, comparisons, budget tracking)
- Estimating and/or procurement experience in homebuilding or construction
- Negotiation skills with subcontractors and suppliers
- Comfort using AI tools for estimating, takeoffs, or document review
- Sharp attention to detail and a head for numbers
Nice to Have
- Experience with takeoff software (PlanSwift, Bluebeam, On-Screen Takeoff)
- Experience with a construction ERP (NEWSTAR, BuildPro, Sage 300 CRE, Procore, Buildertrend, or similar)
- Experience estimating modular, prefab, or off-site construction
- Background in Construction Management, Building Science, or a related field
