Job Description
Under the direction of the Maintenance Manager and Property Manager, the Maintenance Worker is responsible for performing general maintenance, repairs, and grounds-related services to help maintain the appearance, safety, and overall curb appeal of a Nassau County 55+ community.
This role supports both residential buildings and the clubhouse, including event setup, seasonal maintenance, and general property upkeep responsibilities.
Duties & Responsibilities
General Maintenance & Repairs
- Perform preventative maintenance, repairs, inspections, and general service requests
- Complete building maintenance including painting and repairing doors, walls, ceilings, and trim in condominium buildings, villas, and townhomes
- Patch drywall, sand, prep surfaces, and apply paint and other finishes as needed
- Perform basic carpentry, plumbing, and electrical tasks
- Respond to urgent maintenance issues and emergency tasks
- Support overall property upkeep and curb appeal standards
Groundskeeping & Irrigation Systems (Seasonal)
- Perform daily grounds maintenance to ensure a clean, safe, and well-maintained property appearance
- Monitor, inspect, and perform basic adjustments to irrigation and lawn sprinkler systems, including timers, zones, sprinkler heads, and water coverage
- Identify leaks, broken sprinkler heads, or uneven coverage and coordinate or perform repairs as needed
- Add sprinkler heads as necessary to assure proper watering
- Apply salt and maintain safe walking areas during winter weather conditions
- Assist in the removal of snow from in front of gas meters, as necessary
- Support landscaping contractors when needed and ensure work areas are properly maintained
Clubhouse & Event Support
- Assist with setup and breakdown of events, including:
- Lifting and moving 60” round tables
- Rearranging ballroom chairs for meetings, lectures, and presentations
- Remove trash and maintain cleanliness of clubhouse areas
- Clean light fixtures and replace bulbs as needed
- Maintain pool deck appearance (chairs, umbrellas, tables, and layout)
- Assist concierge with setup of community activities (bridge tables, games, lawn events, etc.)
- Assist pool deck operations and general seasonal needs
Requirements
- Prior handyman, maintenance, and painting experience required
- Experience with basic lawn care and sprinkler/irrigation systems strongly preferred
- Strong communication and interpersonal skills
- Ability to work independently and as part of a team
- Strong attention to detail and time management skills
- Ability to work a flexible schedule, including weekends, evenings, and holidays
- Must be physically able to lift up to 50 lbs

- Full-time position
- 8-hour shifts
- Day, evening, weekend, and holiday availability required
