Property Manager – Multifamily Residential Property
A privately held real estate company is seeking an experienced Property Manager to oversee the daily operations of a well-established multifamily residential property in Arlington, Virginia.
This property has a long-standing resident base, an active leasing program, and significant upcoming capital improvement needs. The ideal candidate will be a hands-on, financially focused property management professional with strong experience in resident relations, maintenance coordination, delinquency control, leasing oversight, and team leadership.
Key Responsibilities
- Oversee day-to-day property operations, including leasing, resident relations, maintenance coordination, vendor management, financial performance, and administrative compliance.
- Provide strong leadership to the on-site team, including leasing, administrative, concierge/front desk, and maintenance personnel.
- Maintain clear expectations for staff performance, organization, follow-through, customer service, leasing activity, and policy enforcement.
- Monitor accounts receivable closely and ensure timely rent collection, delinquency follow-up, payment plan tracking, and legal action when appropriate.
- Enforce lease terms, community policies, and company procedures consistently, professionally, and in accordance with Fair Housing and landlord-tenant requirements.
- Support revenue optimization through leasing strategy, renewal management, market awareness, rent growth opportunities, and accurate resident billing.
- Identify opportunities to reduce operating expenses, improve efficiencies, and protect the financial performance of the property.
- Coordinate with maintenance staff, vendors, and leadership on building operations, preventative maintenance, service requests, inspections, and capital projects.
- Maintain organized property records, including resident files, lease documentation, notices, vendor contracts, invoices, reports, and compliance materials.
- Communicate professionally with residents, staff, vendors, supervisors, and ownership representatives.
Ideal Candidate
- Experienced multifamily Property Manager with strong operational and financial management skills.
- Confident managing delinquency, collections, resident balances, and legal filing processes.
- Comfortable overseeing an older residential building with ongoing maintenance needs and planned capital improvements.
- Strong leader who can set goals, hold staff accountable, and improve team performance.
- Highly organized, detail-oriented, and consistent with follow-through.
- Able to balance excellent resident service with firm and fair enforcement of lease terms and property policies.
- Skilled in budgeting, variance review, reporting, vendor coordination, leasing performance, and resident retention.
- Familiarity with property management software, resident portals, Microsoft Office, and spreadsheet reporting required. Experience with Entrata and revenue management tools, or similar systems is a plus.
Requirements
- Prior multifamily property management experience required.
- Experience managing stabilized residential assets strongly preferred.
- Experience with older buildings, renovated properties, major maintenance projects, or capital improvement planning preferred.
- Knowledge of Fair Housing, landlord-tenant procedures, lease administration, collections, and resident notice requirements.
- Strong written and verbal communication skills.
