The Asset Inspector / Seasonal HVAC Technician is a field‑based position responsible for inspecting, documenting, and assessing building systems across our portfolio. From fall through spring, the role focuses on community and unit inspections that support capital planning and preventive maintenance. During the summer cooling season, the position transitions into a floating HVAC Technician, providing advanced diagnostic and repair support to maintenance teams.
Key ResponsibilitiesYear‑Round — Asset Inspection
- Conduct annual inspections of HVAC and life‑safety systems using the PMS inspection template.
- Coordinate schedules, supplies, and resident communication with community leadership.
- Document unit conditions, life‑safety deficiencies, and lease‑related concerns via service requests.
- Produce clear, photo‑supported inspection reports.
- Escalate urgent safety or compliance issues to the Regional Facilities Manager (RFM).
- Support capital planning with field‑level condition data and repair estimates.
- Maintain communication with the RFM and adhere to all safety policies.
Summer Season (June–August) — Floating HVAC Technician
- Provide portfolio‑wide HVAC support during peak cooling season.
- Diagnose and repair central cooling systems, split systems, package units, and in‑unit HVAC equipment.
- Perform preventive maintenance on boilers and domestic hot water systems.
- Respond to escalated HVAC service requests and mentor on‑site maintenance teams.
- Document all work and parts used in the PMS.
Physical Requirements
Regular walking, standing, bending, kneeling, climbing ladders, lifting 50+ lbs, and use of power/hand tools. Must be able to drive between communities and use required safety equipment.
QualificationsRequired
- 5+ years HVAC diagnostic and repair experience
- EPA 608 Universal Certification
- Experience with boilers and domestic hot water systems
- Familiarity with life‑safety systems
- Ability to read wiring diagrams and mechanical drawings
- Strong documentation and computer skills
- Valid driver’s license and reliable transportation
- Knowledge of Fair Housing regulations
- Pre-employment background check, drug screening and physicals are required before employment begins
Preferred
- Multifamily or commercial property management experience
- Experience with PMS/maintenance platforms (e.g., Yardi, Maintenance IQ)
- Knowledge of building codes and NFPA standards
- NATE certification or similar
- Capital planning or asset assessment experience
- TracPipe certification
- Low‑pressure boiler license
Pay: Up to $35.00 per hour
