The Assistant Construction Manager provides excellent customer service; assists and supports the Construction Manager with the supervision of all construction activities through to New Home Orientation. Responsibilities include:
Hours
-
Unlock and lock up daily.

Unlock the houses by 7AM and lock up no earlier than 4PM.

Work late to meet scheduling milestones as needed.
Daily Work
-
Supervise all construction activities through to the New Home Orientation.

Update the Construction Schedule daily and schedule all trade contractors.

Perform and complete the Pre-Construction Orientation (PCO), Pre-Slab Inspection (PSI), Pre-Drywall Inspection (PDI), Pre-Drywall Orientation (PDO), Quality Assurance Inspection (QAI), the New Home Orientation (NHO), and follow up on closing day.

Perform the 30-day follow up 30 days after closing and any other warranty items on the home for the first 30 days after closing.

Alternate answering and responding to the Emergency phone, per Management.

Ensure target dates are met per Google calendar and regularly communicate with buyers.

Jobsite Cleanliness

Maintaining a clean worksite on a daily basis and throughout construction. Remember that Cleanliness = Quality to buyers and trade contractors.

Be self-motivated to sweep the interior and exterior of each home and organize all materials in the garage.

Rake the yard and exterior of each house, as needed.
-
Frame sweep, pick up and organize all materials inside each home regularly.
-
Remove all debris from wall cavities that will be covered with drywall or otherwise enclosed.

Walk homes daily and remove debris and trash throughout all stages of construction.
Builder of Choice

Help Hakes Brothers become the Builder of Choice for our trade contractors.
-
Manage the trade contractors and suppliers so they can accomplish their jobs effectively and efficiently.

Work closely with trade contractors to avoid dry runs; be firm but fair; be consistent and reliable; instill discipline; give ample lead times; provide proper materials to execute job; pay on time; be a good listener, and show respect.
Quality

An Assistant Construction Manager's biggest responsibiity is to support the Construction Manager to ensure that Hakes Brothers builds quality homes.

Identify and correct any items or issues that are not to the highest quality standards before the New Home Orientation.

Take time each day to walk all homes; note construction errors and poor workmanship and make arrangements to correct quickly.

Safety

Alternate conducting the monthly Safety meetings; fill out weekly Safety Report.

Issue Written Notice(s) of Correction when trade contractors do not follow Safety/OSHA rules after verbal warning(s).
Stormwater Pollution Prevention Plan (SWPPP)

Alternate conducting bi-weekly SWPP inspections and documenting areas that need correction.

Motivate trade contractors to clean jobsites daily to keep us in compliance with the EPA's rules and regulations.

Education

Preferred: High School diploma or GED
Experience / Qualifications

Required: At least two years' relevant experience
Physical Requirements

Carry, lift, push, pull and otherwise move objects
