Overview
We are seeking an experienced and highly organized Facilities Director to oversee all aspects of facilities operations across a portfolio of apartment communities. This leadership role is responsible for ensuring the safety, functionality, appearance, and long-term performance of all property assets. The ideal candidate will possess strong maintenance leadership experience, technical knowledge of building systems, and a commitment to delivering exceptional living environments. The Facilities Director will lead maintenance teams, manage vendors, oversee capital improvement projects, and drive operational excellence across the portfolio.
Responsibilities
- Lead the planning, coordination, and execution of all facilities and maintenance operations across multiple residential communities.
- Oversee preventive, routine, and emergency maintenance programs for building systems, including HVAC, plumbing, electrical, and safety components.
- Supervise maintenance technicians, grounds personnel, and contracted service providers, providing leadership, training, and performance evaluations.
- Manage capital improvement projects, facility upgrades, equipment replacements, and property improvement initiatives.
- Establish and maintain relationships with vendors, contractors, and service providers while monitoring performance and controlling costs.
- Maintain detailed records of maintenance activities, inspections, work orders, warranties, and compliance documentation.
- Assist with budgeting, forecasting, and capital planning related to facility operations and asset preservation.
- Collaborate with property management teams to support resident satisfaction, occupancy goals, and overall community success.
Qualifications
- Proven leadership experience in facilities management, multifamily housing, commercial real estate, hospitality, or related property operations environments.
- Strong knowledge of residential building systems, including HVAC, plumbing, electrical, appliance repair, and general building maintenance.
- Experience managing maintenance teams, contractors, and third-party vendors.
- Demonstrated project management experience with capital improvements, renovations, or facility upgrades.
- Working knowledge of applicable safety regulations, preventative maintenance practices, and building compliance requirements.
- Strong budgeting, planning, and organizational skills.
- Excellent communication and leadership abilities with a focus on accountability, teamwork, and customer service.
- Ability to prioritize multiple projects and operational needs in a fast-paced environment.
- EPA certification, HVAC certification, or other relevant industry credentials preferred.
Pay: $70,000.00 - $75,000.00 per year
