Position Overview
We are seeking an experienced Senior Site Superintendent / Project Manager to lead and oversee residential construction projects from pre-construction through project completion. This is a hands-on leadership role for a seasoned construction professional who can independently manage multiple projects while ensuring quality, safety, schedule adherence, and client satisfaction.
The ideal candidate will have extensive experience managing ground-up multifamily developments, historic building renovations, and complex urban construction projects. This position requires strong field leadership, excellent organizational skills, and the ability to coordinate all aspects of construction operations with minimal supervision.
Key Responsibilities
Project Leadership & Field Operations
- Manage and oversee multiple active construction projects simultaneously.
- Lead all on-site construction activities from project startup through final closeout.
- Coordinate daily operations to ensure projects remain on schedule and within budget.
- Maintain a strong field presence and provide leadership to project teams and subcontractors.
- Identify and proactively resolve construction challenges and site issues.
Construction Management
- Supervise ground-up multifamily residential construction projects.
- Manage historic restoration, brownstone renovations, and full-gut rehabilitation projects.
- Coordinate structural work, building systems installations, and high-end finish construction.
- Ensure compliance with project plans, specifications, building codes, and regulatory requirements.
Scheduling & Coordination
- Develop, maintain, and monitor project schedules.
- Coordinate subcontractors, vendors, inspectors, and project stakeholders.
- Manage inspections, permit requirements, and project milestones.
- Facilitate project meetings and maintain clear communication among all parties.
Quality Control & Safety
- Enforce jobsite safety standards and company safety policies.
- Conduct regular quality inspections and ensure workmanship meets project standards.
- Address deficiencies and manage punch-list completion.
- Maintain organized project documentation and reporting.
Project Administration
- Manage RFIs, submittals, change orders, and project documentation.
- Track project progress and prepare status updates for ownership and stakeholders.
- Oversee project closeout activities, including final inspections and turnover documentation.
- Utilize construction management software to maintain accurate project records.
Required Qualifications
- Minimum 15 20 years of construction experience with progressive field leadership responsibilities.
- At least 10 years of experience managing construction projects in the Boston metropolitan area.
- Proven experience with:
- Ground-up multifamily residential construction.
- Small to mid-sized urban multifamily developments (typically up to 15 units).
- Historic renovations, brownstone restorations, and full-gut rehabilitation projects.
- Strong knowledge of construction methods, sequencing, scheduling, and project controls.
- Demonstrated ability to independently manage multiple projects simultaneously.
- Excellent leadership, communication, and problem-solving skills.
- Strong understanding of quality control, safety regulations, and inspection processes.
