Position Summary
This is a project management position, not a field supervision role. You own the contract, the budget, the schedule, and the customer relationship on every project assigned to you. Our superintendents and foremen run the crews; you make sure they have a buildable plan, the right materials on time, an accurate scope, and a project that makes money.
The right candidate is organized, financially fluent, and comfortable holding both customers and subcontractors to what was agreed in writing. You should be equally credible in a preconstruction meeting with a general contractor and on a roof taking core samples to verify what is actually up there.
This position reports directly to the General Manager.
Commercial roofing experience is strongly preferred. Commercial construction project management experience is required.
What You'll Do Project Ownership
- Manage assigned commercial roofing projects from contract award through final closeout, warranty submission, and retention release.
- Own the project budget. Track labor, material, equipment, and subcontractor costs against estimate, forecast to completion, and report variances early rather than at closeout.
- Develop and maintain the project schedule, and coordinate with the superintendent on manpower planning and sequencing.
- Run project meetings and provide clear, current status to internal leadership and to the customer.
Preconstruction & Scope Verification
- Perform job walks with estimators, customers, general contractors, architects, and manufacturer representatives.
- Take and document roof core samples to confirm existing assemblies, deck type and condition, insulation, number of existing layers, and moisture content.
- Interpret core sample findings and translate them into scope, cost, tear-off requirements, and code implications before work begins.
- Identify existing conditions, structural concerns, and hazardous material considerations that affect scope or schedule, and resolve them in writing before they become disputes.
- Support estimating with accurate field conditions, constructability input, and lessons learned from completed jobs.
Contract & Document Control
- Review and negotiate contracts, subcontracts, purchase orders, and scope exhibits.
- Prepare and track submittals, shop drawings, product data, and samples through approval.
- Write and manage RFIs, and drive them to timely answers.
- Identify changes in scope, price them accurately, and secure written change orders before the work is performed.
- Maintain complete project documentation: daily reports, correspondence, photos, meeting minutes, and as-builts.
- Manage subcontractor compliance, including executed agreements, insurance certificates, and licensing.
Financial & Compliance
- Prepare progress billings, schedules of values, and lien releases; coordinate with accounting on WIP reporting and collections.
- Track and protect lien rights, including timely preliminary notices.
- Manage procurement and material lead times to protect the schedule.
- On public works projects, coordinate DIR registration, apprenticeship requirements, and required jobsite documentation with the office.
Quality, Warranty & Closeout
- Ensure installed work meets contract documents, code, and manufacturer requirements for full warranty coverage.
- Coordinate manufacturer inspections and secure NDL and system warranties.
- Manage punch list, final walk, O&M manuals, and warranty package delivery.
- Support the safety program by ensuring projects are planned and resourced so crews can work safely, including proper fall protection.
- Track callbacks and warranty issues to root cause and feed those lessons back into estimating and preconstruction.
Roofing Systems
Experience with several of the following is preferred:
TPO · PVC · EPDM · Modified Bitumen · Built-Up Roofing (BUR) · Roof Coatings · Standing Seam Metal · Tile · Composition Shingles · Waterproofing Assemblies
Required Qualifications
- 5+ years managing commercial construction projects, with commercial roofing experience strongly preferred
- Demonstrated ownership of project budgets, job costing, and margin performance
- Working knowledge of contracts, subcontracts, submittals, RFIs, and change order processes
- Ability to read and interpret plans, specifications, details, and shop drawings
- Experience performing job walks and taking roof core samples to verify existing conditions
- Strong written communication — this role lives or dies on what gets documented
- Highly organized, able to manage multiple active projects simultaneously
- Professional customer-facing presence with property managers, general contractors, and building owners
- Willing to travel to projects outside the Sacramento region as needed, including overnight and multi-day travel
- Valid driver's license and acceptable driving record
Preferred Qualifications
- Experience on prevailing wage / public works projects, including certified payroll, DIR registration, and apprenticeship requirements
- Familiarity with California mechanics lien and preliminary notice requirements
- Manufacturer certifications or warranty program experience
- OSHA 30 certification
- Bilingual English/Spanish
- Experience with construction management, estimating, or CRM software
Compensation & Benefits
Salary: $85,000 – $95,000 annually, depending on experience
Performance bonus: Up to $15,000 annually, paid quarterly, based on project margin performance against estimate, Project volume, sales support, callback and rework rate, and on-time closeout and warranty submission.
