Job Overview
Pre-Construction / Contract Setup
- Reviews the awarded contract, scope, drawings, and specs handed off from estimating; flag any gaps or assumptions made during bidding
- Sets up the job in the ERP system (budget, cost codes, etc.)
- Develops the fabrication and delivery schedule, working backward fro m the erection/installation dates
- Issues subcontracts and purchase orders ( Material orders, coatings/galvanizing, misc. metals, outsourced processes)
- Confirms bonding, insurance, and submittal requirements are in place
Engineering & Detailing Coordination
- Manages the shop drawing/detailing process — coordinates with in-house or outsourced detailers, tracks submittal and approval status (RFAs) with the GC/EOR
- Resolves RFIs between the field, detailer, and engineer of record
- Tracks connection design responsibility where applicable
- Manages change orders and scope changes, including pricing and documentation
Production / Shop Coordination
- Works with the shop/plant manager to sequence fabrication by erection sequence and delivery milestones
- Monitors material procurement and lead times against the schedule
- Tracks fabrication progress against the schedule and flags slippage early
- Coordinates quality control/inspection requirements (AISC, AWS )
Logistics & Delivery
- Plans and coordinates truck/freight scheduling and delivery sequencing to the jobsite (especially relevant given ESA's in-house freight operation)
- Coordinates with the erector (in-house or subcontracted) on delivery windows, laydown areas, and crane picks
- Manages site access, permits, and any field coordination issues
Financial Management
- Owns the job cost budget — tracks actual costs vs. budget by cost code (material, labor, freight, subcontracted services)
- Prepares and submits pay applications/billings, tracks retainage
- Manages change order pricing and approval
- Monitors job profitability throughout, not just at closeout
- Handles lien rights/notices and payment issue resolution as needed
Communication & Administration
- Serves as the primary point of contact for the GC, owner, and EOR on schedule, RFIs, and submittals
- Runs or attends job progress meetings
- Maintains project documentation (submittals, RFIs, change orders, correspondence) for traceability and closeout
- Manages punch list and closeout documentation (as-builts, mill certs, warranties)
Key Performance Indicators
· It’s the Responsibility of the Project Manager (PM) to track the following KPI’s (Key Performance Indicators)
- Track Gross Margin per Project - 15% or Better
- On Time Completion - 95% on time Completion
- Fabrication Cycle Time - Actual Fab Time Vs Budgeted Fab Time
- Material Waste % - Less than 5%
- Field Labor Productivity – Hrs. worked Vs Hrs. Budgeted
Qualifications
- Proven experience in construction management with a focus on heavy steel or structural steel projects; prior construction site experience is essential.
- Strong knowledge of blueprint reading, schematics interpretation, and contract management.
- Proficiency in project management software including ProCore, Bluebeam, and other construction management tools.
- Familiarity with construction estimating techniques and cost control procedures.
- Excellent time management skills with the ability to prioritize multiple tasks efficiently.
- Strong understanding of safety protocols and quality assurance practices on construction sites.
- Effective communication skills for liaising with clients, vendors, subcontractors, and internal teams.
Pay: $60,000.00 - $90,000.00 per year
